Opening Lands in Auckland Land District for Sale or Selection.

CHARLES FERGUSSON, Governor-General.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare and provide as follows, that is to say :—

  1. The rural lands enumerated in the Schedule hereto are hereby set apart for disposal by way of sale or selection on Monday, the twenty-seventh day of September, one thousand nine hundred and twenty-six, at the respective prices specified in the said Schedule, and shall be deemed to be “heavy-bush lands.”

  2. The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on renewable lease.

  3. After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of three years shall not be demanded ; provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land, the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.


SCHEDULE.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

(Exempt from Rent for Three Years.)

Hauraki Plains County.—Hapuakohe Survey District.

SECTION 4, Block IV : Area, 500 acres. Capital value, £650. Occupation with right of purchase : Half-yearly rent, £16 5s. Renewable lease : Half-yearly rent, £13.

Weighted with £30, valuation for improvements, comprising 30 chains boundary-fence.

Distant about twenty-seven miles from Morrinsville Junction Railway-station and about ten miles from Tahuna Township, where there is a post-office and store. The nearest school is about five miles from the section. About 350 acres of the section comprises hilly bush country, the balance being fairly steep country in bush, the larger portion rising gradually by leading ridges from the main road. The forest comprises tawa, rimu, rata, hinau, and miro, of which 334 acres has been scrubbed. Patches of bush, aggregating about 100 acres, have been felled and burnt, but not grassed. The soil is good loam resting on clay and rock formation ; well watered by streams. Altitude 700 ft. to 900 ft. above sea-level.

Kawhia County.—Kawhia North Survey District.

Section 9, Block IV : Area, 539 acres. Capital value, £2,200. Occupation with right of purchase : Half-yearly rent, £55. Renewable lease : Half-yearly rent, £44.

Distant about eight miles from Oparau Landing, on the Kawhia Harbour, where there is a school and dairy factory. The section comprises 220 acres of bush land felled and grassed, and is subdivided into two paddocks ; fencing in good order. Contains two-roomed dwelling and leanto, built of iron, in fair order. Well watered.

Opening Land in the Auckland Land District for Sale or Selection.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and seventy-six of the said Act, do hereby declare that the land described in the Schedule hereto shall be open for sale or selection on Monday, the twenty-seventh day of September, one thousand nine hundred and twenty-six ; and also that the land mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase, or on renewable lease ; and I do hereby also fix the price at which the said land shall be sold, occupied, or leased as mentioned in the said Schedule hereto, and do declare that the said land shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1924.


SCHEDULE.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Kawhia County.—Kawhia North Survey District.

SECTION 3, Block III : Area, 1,184 acres. Capital value, £2,880. Occupation with right of purchase : Half-yearly rent, £72. Renewable lease : Half-yearly rent, £57 12s.

Distant six miles and a half from Oparau Landing, on the Kawhia Harbour, by formed road and about six miles from Oparau School and dairy factory. Comprises 80 acres of bush land, felled and grassed, 150 acres bush land, felled, but not burned. Balance standing bush ; watered by good creeks. Included in the improvements is about 142 chains fencing and a one-roomed whare.

IN pursuance and exercise of the powers and authorities conferred on me by the Land Act, 1924, I, General Sir Charles Fergusson, Baronet, Governor-General of the Dominion of New Zealand, do hereby declare that the lands described in the Schedule hereto shall be open for selection on renewable lease on Monday, the twenty-seventh day of September, one thousand nine hundred and twenty-six, at the rentals mentioned in the said Schedule ; and I do also declare that the said lands shall be leased under and subject to the provisions of the said Act.


SCHEDULE.

AUCKLAND LAND DISTRICT.—NATIONAL ENDOWMENT.

FIRST-CLASS LAND.

Raglan County.—Karamu Parish.

SECTION part Allotment 220 : Area, 615 acres 2 roods. Capital value, £1,100. Half-yearly rent, £27 10s.

Weighted with buildings, £300, repayable in cash or in fourteen years by twenty-eight half-yearly instalments of £15 3s.

Grazing property, situated about one mile from Waitetuna School and nineteen miles from Frankton Junction Railway-station. About 56 acres of grassed land has been subdivided into eight paddocks by good seven-wire fences, but is now infested with gorse and blackberry. About 165 acres standing bush, 220 acres unploughable fern and tea-tree, and 175 acres fern land capable of being ploughed and grassed. Well watered by swampy gullies. Property is fenced on three sides. Buildings comprise good four-roomed house, manure and trap shed.

SECOND-CLASS LAND.

Raglan County.—Rangiriri Survey District.

Section 11, Block VI : Area, 387 acres 1 rood 20 perches ; capital value, £780 ; half-yearly rent, £15 12s.

Weighted with £490 valuation for improvements, comprising a two-roomed cottage in fair order, fencing, felling, and burning tea-tree. Repayable in cash or in fifteen years by thirty half-yearly instalments of £23 12s., including interest and sinking fund.

Distant about six miles from Rangiriri Railway-station and cream-depot, and one mile from Rotongaro School. The section comprises 90 acres in worn-out pasture, 155 acres swamp land and 142 acres in fern and tea-tree ; fairly well watered by springs and drains. Subdivided into three paddocks.

Waitomo County.—Whareorino Survey District.

Sections 11 and 11A, Block VII : Area, 342 acres 1 rood ; capital value, £420 ; half-yearly rent, £8 8s.

Weighted with £82, valuation for improvements, comprising whare (built of iron and wood), about 33 chains boundary-
