  1. Term of license to be as stated hereon, with contingent right of renewal over the whole or a subdivision of the run for a further term.

  2. Licensee to prevent destruction or burning of timber; to prevent growth and spread of gorse, broom, sweetbrier, or other noxious weeds or plants; to keep down rabbits, and refrain from burning grass during such months as the Commissioner of Crown Lands shall from time to time determine.

  3. No tussock or snow-grass is to be burned save with the prior consent in writing of the Board, and subject to such conditions, restrictions, and directions as the Board may impose and give.

  4. Roads may be taken without payment of compensation.

  5. Licensee to have no right to the timber or flax on the land comprised in the license.

  6. With the permission of the Land Board the licensee may—

(a.) Cultivate a portion of the run and grow winter feed thereon:

(b.) Plough and sow in grass any area not exceeding 3,000 acres:

(c.) Clear of bush or scrub any portion of the run and sow same in grass:

(d.) Surface-sow in grass any portion of the run.

On expiry of license the value of licensee's improvements will be protected in accordance with the law.

  1. License is liable to forfeiture if conditions are violated.

LOCALITY AND DESCRIPTION.

The sections are situated at Astrolabe on the western shore of Tasman Bay, and are protected from the open sea by Adele Island. They are admirably situated and suited for summer camping-sites. All sections have a good camp-site, excepting Section 13, and all have permanent water. Sections are practically covered in native bush, which affords ideal shelter. Access is by water across Tasman Bay, about twenty-four miles from Nelson Haven. A bridle-track bounds the sections on the westward and leads to Marahau, a distance of from three to four miles.

TERMS OF SALE.

Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance, together with £1, Crown grant fee, within thirty days thereafter, otherwise the part of the purchase-money paid by way of deposit shall be forfeited, and the sale of the land declared null and void.

Titles will be subject to Part XIII of the Land Act, 1924.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. The highest bidder shall be the purchaser.

  2. The purchaser shall pay rent from date of sale to 30th June, 1926, and one half-year's rent from 1st July, 1926, £1 ls. lease fee, and valuation for improvements on the fall of the hammer.

  3. The lease shall be for a term of fourteen years without right of renewal.

  4. No compensation for improvements will be allowed, but on expiry of lease the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for improvements, as assessed by the Commissioner of Crown Lands or his agent. Failing disposal, the land and improvements revert to the Crown without compensation.

  5. Possession will be given on date of sale.

  6. Rent shall be payable half-yearly in advance, on the 1st day of January and July in each year.

  7. The lessee shall have no right to sublet, transfer, mortgage, subdivide, or otherwise dispose of the land comprised in the lease without consent.

  8. The lessee shall pay all rates, taxes, and other assessments.

  9. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.

The valuation for improvements must be paid for in cash on the fall of the hammer.
