SCHEDULE.

AUCKLAND LAND DISTRICT.

SECOND-CLASS LAND.

Waitomo County.--Orahir Survey District.

SECTION 12, Block XV : Area, 6 acres 3 roods 22 perches ;
upset price, £35.

Section adjoins the Te Kumi Railway-station, and is situ-
ated about two miles from Te Kuiti. Level to easy undulat-
ing; about half swamp and half dry land, in fern, gorse, and
blackberry.

FIRST-CLASS LAND.

Waitomo County.--Te Kuiti Township.

Allotments 11 and 13, Block XI: Area, 1 acre 2 roods
26.8 perches; upset price, £720.

Weighted with £1,490, valuation for improvements, com-
prising wooden dwellings and offices, motor-shed, tennis-court,
plantation, hedges, and baths; to be paid in cash.

Residential section fronting Awakino Road, about half a
mile from the Te Kuiti Post-office.

TERMS OF SALE.

The purchaser may pay for the land in cash or by deferred
payments extending over a period of nineteen years. The
terms are—

(1.) Cash.--One-fifth of the purchase-money on the fall
of the hammer, and the balance, with Crown-grant fee (£1),
within thirty days thereafter.

(2.) Deferred Payments.--5 per cent. of the purchase-money
and license fee (£1 Is.) on the fall of the hammer; balance
by equal annual instalments extending over nineteen years,
with interest payable half-yearly at the rate of 5 per cent.
per annum on the unpaid purchase-money; but with the
right to pay off at any time the whole or any part of the
outstanding amount.

In either case, if the purchaser fails to make any of the
prescribed payments by due date, whether of purchase-money
or interest, the amount already paid shall be forfeited, and
the contract for the sale of the land be null and void.

Titles will be subject to Part XIII of the Land Act, 1924.

Land in Wellington Land District open for Selection on
Renewable Lease.

District Lands and Survey Office,
Wellington, 23rd February, 1926.

NOTICE is hereby given that the undermentioned land
is open for selection on renewable lease under the
provisions of the Land for Settlements Act, 1925, and the
Land Act, 1924; and applications will be received at the
District Lands and Survey Office, Wellington, up to 4 o'clock
p.m. on Monday, 29th March, 1926.

Applicants must appear personally for examination at the
District Lands and Survey Office, Wellington, at 10.30 o'clock
a.m. on Tuesday, 30th March, 1926, or, if an applicant so
desires, he may be examined by the Land Board of any other
district.

The ballot will be held at the conclusion of the examination
of applicants.

SCHEDULE.

WELLINGTON LAND DISTRICT.--SETTLEMENT LAND.--FIRST-
CLASS LAND.

Oroua County.--Gorge Survey District.--Marshall Settlement.

SECTION 1s, Block I: Area, 93 acres 3 roods 10 perches.
Capital value, £1,750; £150.* Half-yearly rent, £43 15s.;
£5 17s.†

  • Buildings.

† Half-yearly instalment of interest and sinking fund on
buildings (comprising four-roomed dwelling, cow-shed, trap-
shed, &c.), valued at £150, payable in cash or in twenty-one
years by forty-two half-yearly instalments of £5 17s. Total
half-yearly payments on lease, £49 12s.

Situated five miles from the Ashhurst Dairy Factory, Rail-
way-station, and School. Comprises 20 acres of good pasture,
remainder poor. Subdivided into sixteen paddocks. Watered
by permanent streams. Suitable for dairying.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Term of lease, thirty-three years, with a perpetual
    right of renewal for further successive terms of thirty-three
    years and a right to acquire the freehold.

  2. Rent 5 per cent. per annum on the capital value, payable
    in advance on 1st January and 1st July in each year.

  3. Applicants to be twenty-one years of age and upwards.

  4. Applicants to furnish with applications statutory declara-
    tion, and, on being declared successful, deposit £1 1s. lease
    fee) and a half-year's rent. Rent for the broken period
    between date of lease and 1st January or 1st July following
    is also payable.

  5. Successful applicants to execute lease within thirty days
    after being notified that it is ready for signature.

  6. Lessee to reside continuously on the land, and pay all
    rates, taxes, and assessments.

  7. Improvements.--Lessee is required to improve the
    land within one year to the value of 10 per cent. of the price;
    within two years, to the value of another 10 per cent. of the
    price; and thereafter, but within six years, to the value of
    another 10 per cent. of the price. In addition to the fore-
    going, and within six years, improvements are also to be
    effected to the value of £1 for every acre of first-class land,
    10s. for every acre of second-class land, and 2s. 6d. for every
    acre of third-class land.

  8. Transfer not allowed until expiration of fifth year of
    lease, except under extraordinary circumstances, and then
    only with permission.

  9. Roads may be taken through the lands at any time
    within seven years; twice the original value to be allowed
    for area taken for such roads.

  10. Lease is liable to forfeiture if conditions are violated.

Pastoral Run in Nelson Land District for License by Public
Auction.

District Lands and Survey Office,
Nelson, 23rd February, 1926.

NOTICE is hereby given that the undermentioned pastoral
run will be offered for license by public auction at the
Courthouse, Reefton, at 2 o'clock p.m. on Wednesday, 7th
April, 1926, under the provisions of the Land Act, 1924, and
amendments.

SCHEDULE.

NELSON LAND DISTRICT.--INANGAHUA COUNTY.

Maimai and Mawheraiti Survey Districts.

RUN No. 65 : Area, 3,730 acres; upset annual rental, £30.
Term, thirty-five years

DESCRIPTION.

This area is known as Maimai Plain, and is situated in the
Little Grey Valley about eight miles and a half from Reefton,
and adjoins the Reefton-Greymouth Railway and road opposite
Maimai and Hinau Railway-stations and half a mile from
Mawheraiti Station, which has siding and loading facilities
for stock. Land is pakihi, but is suitable for grazing cattle.
Is well watered by creeks and carries small rushes, fern, and
manuka.

ABSTRACT OF CONDITIONS OF PASTORAL LICENSE.

  1. Purchaser or applicant must be over twenty-one years
    of age.

  2. One half-year's rent, £1 1s. (license fee), and statutory
    declaration to be deposited by purchaser on the fall of the
    hammer or on being declared the successful applicant. Rent
    commences from date of license.

  3. No person may hold more than one run, except on the
    recommendation of the Land Board and with the approval
    of the Minister of Lands. If a husband holds a run, his wife
    is deemed to be a runholder, and vice versa.

  4. Improvements.--The licensee is required to effect improve-
    ments as follows :—

(a.) Within one year from the date of his license, to a value
equal to one year’s rent payable under the license :
(b,) Within two years from the date of his license, to a value
equal to two years’ rent payable under the license :
(c.) Within six years from the date of his license, to a value
equal to four years’ rent payable under the license.

  1. Rent is payable half-yearly in advance, on 1st March
    and 1st September in each year. If not paid within thirty
    days of due date, a penalty of 10 per cent. is added.
