Whangarei County.—Waipu Parish.

Sections 185, 186, 357, 373, part 182, Lot 1 of 427: Area, 326 acres 1 rood 23 perches; upset price, £2,205; required deposit, £205.

Section situated six miles from Taipuha Railway-station, two miles from North River School, and five miles from Waipu Dairy Factory. There are 18 acres in good pasture, rich alluvial flat, 24 acres of worn-out pasture, 30 acres bush and manuka, 30 acres bush land (fairly good grass) and 220 acres heavy fern with some grass; also orchard of 1 acre. 114 chains fencing in good order, and 154 chains in poor condition. Property divided into eight paddocks. Buildings include five-roomed house with bath-room, pantry, veranda, built of good kauri, iron roof, two brick chimneys; shed 20 ft. by 9 ft. (iron roof, good floor), trap-shed, cow-shed (iron roof, concrete floor), cream-shed, and good kauri and iron barn 21 ft. by 12 ft. The lower part of property, with homestead, of 200 acres, suitable for dairying, higher part, north, suitable for grazing.

Section situated thirteen miles from Waiotira Railway-station, two miles from Okahu School, and twelve miles from Mangawhare Dairy Factory. Soil, good loam on sandstone formation. Twelve acres in good pasture, 11 acres fair, and 50 acres worn out. 95 chains of boundary and subdivision fencing in fair order. No buildings. Section is poorly watered. Land is suitable for dairying or grazing.

Hobson County.—Kopuru Parish.

Part Allotment 109: Area, 34 acres 2 roods 11·6 perches; upset price, £530; required deposit, £50.

Section situated about three miles from Te Kopuru and Aratapu Townships. All easy sloping gum land, well watered by springs. Eight acres is worn-out pasture, the remainder in tea-tree and rushes. About 100 chains of fencing, dividing section into three paddocks. There is a well-finished dwelling of four rooms besides bath-room and veranda, two brick chimneys and range, 600 gallon tank; wash-house with bricked-in copper, large stable, and small dairy. Very suitable section for working-man or gum-digger.

Waitemata County.—Kaukapakapa Parish.

Sections N.W. 35, M. 35, E. 35, part S.W. 34: Area, 162 acres 2 roods 18 perches; upset price, £1,150; required deposit, £150.

Section situated about one mile from Kaukapakapa Railway-station and School, and seven miles from Kaipara Dairy Factory at Helensville. 27 acres in good pasture, 40 acres in worn-out pasture. Blackberry prevalent in balance. Buildings consist of eight-roomed house (three brick chimneys), wash-house, cow-shed (concrete floor), stable, buggy-shed. There are approximately 200 chains of fencing in very fair order. Property suitable for dairy farm.

Waitemata County.—Kumeu Survey District.

Section 15, Block II, on D.P. 11865, Block VII: Area, 37 acres 0 roods 6·2 perches; upset price, £800; required deposit, £50.

Section situated one mile and three-quarters from Waimauku Railway-station, School, and Dairy Factory. Access by formed road, nearly all metalled. There are 6 acres in orchard and shelter and 30 acres in couch and scrub. Soil is loam on friable clay. Well watered by springs and running stream. Section lies warm and is all ploughable.

Improvements include leanto dwelling (two rooms and porch), store-shed, three fowl-houses, and few chains of fencing. Property suitable for orcharding and mixed farming and poultry.

Waitemata County.—Takapuna Parish.

Sections 1, 2, and 3 on D.P. 7513, part Allotment 115: Area, 6 acres 3 roods 5 perches; upset price, £830; required deposit, £50.

Section is part of the Mayfield Park Estate, situated four miles and a half from the Birkenhead Wharf, two miles from the Takapuna trams, and three-quarters of a mile from Glenfield School. Soil is a kindly sandy loam, and the land is very suited to all kinds of vegetable and small fruits if properly tilled and manured. The property is very suitable for a market-garden or for a home.

Improvements consist of a new four-roomed house, a fowl-house, and two small sheds. There is also about 30 chains of fencing in fair order.

Manukau County.—Wairoa Parish.

Section part 11: Area, 26 acres 1 rood 36·4 perches; upset price, £2,100; required deposit, £200.

Section situated eight miles from Papakura Railway-station, half mile from Clevedon School, and one mile and a half from Clevedon Dairy Factory. Soil is heavy clay, watered by stream and rainfall. There are 8 acres of worn-out pasture and 7 acres planted in orchard. Buildings include house of six rooms and conveniences, built of good timber, store-shed, fruit-shed, and another shed. There are about 60 chains of fencing in poor condition. Noxious weeds getting a hold, and orchard in rather neglected condition. Property very suitable for fruit-growing both on account of the nature of the soil and also because of its handy locality, being just one hour’s run by good train service from Auckland City.

Franklin County.—Puni Parish.

Portion Lot 4 of Section 1, Sections 79 and 80: Area, 70 acres 1 rood 8·8 perches; upset price, £1,200; required deposit, £150.

Section situated six miles from Pukekohe Railway-station, two miles from Puni School, and nine miles from Parerata Dairy Factory. Land is easy to undulating, lying well to the sun and well watered by permanent streams. There are 40 acres in good pasture, and 30 acres worn-out pasture going back into fern and blackberry, which could be eradicated by ploughing. Property is boundary-fenced and subdivided into six paddocks. Fencing in fair order. Buildings consist of a two-roomed house, cow-shed (four bails), store-shed (15 ft. by 12 ft.), and tool-house. With improvement would make dairy farm.

TERMS OF SALE.

  1. Cash.—The required deposit on the fall of the hammer, and the balance within thirty days.

  2. Deferred Payments.—A deposit as shown against the respective properties in Schedule above; balance by equal half-yearly instalments, consisting partly of purchase-money and partly of interest, extending over a period not exceeding thirty-six years and a half, with the right to pay off at any time the whole or any part of the outstanding amount.

  3. The unpaid purchase-money shall be secured by way of instalment mortgage, interest being calculated at 5 per cent. in the case of discharged soldiers and 5½ per cent. in all other cases. A rebate of one-tenth of the interest payable will be allowed for prompt payment of instalments.

  4. Purchasers responsible for payment of transfer and mortgage fees.

The title to Section 15, Block II, on D.P. 11865, Block VII, Kumeu Survey District, is subject to a fencing covenant contained in transfer No. 144897, deposited in the office of the District Land Registrar, Auckland, and subject also to drainage rights in favour of the Waitemata County Council, contained in transfer No. 127192, deposited in the office of the District Land Registrar, Auckland.

The lands are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Lands in Gisborne Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office.
Gisborne, 7th July, 1925.

NOTICE is hereby given that the undermentioned lands are open for sale or lease to discharged soldiers under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Gisborne, up to 4 o’clock p.m. on Wednesday, the 12th day of August, 1925.

The lands may be purchased for cash or on deferred payments, or selected on lease for a term of thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office,
