SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—EDUCATION RESERVE.

Franklin County.—Waiuku East Parish.

Lot 1 of Section 110: Area, 66 acres 1 rood 18 perches; minimum annual rental, £81 10s.

Weighted with £120, valuation of five-roomed house.

Improvements.—The following improvements, valued at £469, are included in the capital value: 36 acres felled, stumped, grassed, and ploughed, and 67 chains fencing.

The elevation ranges from 200 ft. to 250 ft. above sea-level. The section comprises undulating land, all ploughable. Five acres raupo swamp, 20 acres in fern and rough feed, and about 41 acres in good grass. The section is well watered by swamps. The soil is of friable clay resting on clay formation. Situated about three-quarters of a mile from the Glenbrook Railway-station by a formed cart-road, quarter of a mile of which is metalled.

Lot 3 of Section 110: 63 acres 3 roods 18 perches; minimum annual rental, £111.

Improvements.—The following improvements are included in the capital value: 58 acres felled, stumped, ploughed, and grassed, and 176 chains of fencing, valued at £750.

The elevation ranges from 200 ft. to 250 ft. above sea-level. The section comprises undulating land, all ploughable, and all in grass. The soil is of friable clay resting on clay formation. The section is watered by a windmill and bore. Situated about three-quarters of a mile from the Glenbrook Railway-station by a formed and metalled road.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Six months’ rent at the rate offered, valuation for improvements, and £2 2s. lease fee and cost of registration must be deposited with tender.

  2. Terms of lease, twenty-one years, with perpetual right of renewal for further similar terms at rentals based on fresh valuations under the provisions of the Public Bodies’ Leases Act, 1908.

  3. Rent payable half-yearly in advance.

  4. Lessee to maintain in good substantial repair all buildings, drains, and fences, to keep clear all creeks, drains, ditches, and watercourses; to trim all live hedges; and yield up all improvements in good order and condition at the expiration of his lease.

  5. Lessee not to transfer, sublet, or subdivide without the consent of the Land Board.

  6. Lessee to keep the land free from noxious weeds, rabbits, and vermin.

  7. Lessee not to use or remove any gravel without the consent of the Land Board.

  8. Lessee not to carry on any noxious, noisome, or offensive trade upon the land.

  9. Lessee not to make improvements without the consent of the Land Board.

  10. Lessee not entitled to any compensation for improvements; but if the lease is not renewed upon expiration, the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for buildings and improvements effected by the original lessee with the consent of the Board; failing disposal, the land and buildings to revert to the Crown without compensation.

  11. Lease liable to forfeiture if conditions are violated.

  12. Lessee to keep buildings insured.

  13. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

Education reserves are included in the classes of land on which, with the approval of the Advances Board, money may be advanced by the State-guaranteed Advances Office.

The reserves are described for the general information of intending tenderers, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

Lands in Nelson Land District for Sale by Public Auction for Cash or on Deferred Payments.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash or on deferred payments at the District Lands and Survey Office,

Nelson, on Wednesday, the 5th day of March, 1924, at 11 o’clock a.m., under the provisions of the Discharged Soldiers Settlement Act, 1915, and amendments.

SCHEDULE.

NELSON LAND DISTRICT.—WAIMEA COUNTY.

Lot 1.

SECTIONS 102, 103, Block IV, Tadmor Survey District: Area, 23 acres 2 roods 39 perches; upset price, £200; title, deeds system.

Situated about two miles from Kohatu Railway-station. Access by good metalled road. Flat to undulating. Suitable for cropping or grazing. Soil fair to good.

Lot 2.

Lots 1, 2, 3, Part Section 268, City of Nelson: Area, 2 roods 10·3 perches; upset price, £1,100; title, Land Transfer.

Situated in Weka Street, Nelson, about one mile from the post-office and about one mile and a half from the railway-station. The buildings comprise a five-roomed house, large packing-shed, 2 glasshouses and a fowlhouse. Connected with city water, drainage, and light. Very suitable for tomato-growing. First-class soil.

TERMS OF SALE.

The purchaser may pay for the land either in cash or by deferred payments.

The terms are,—

  1. Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance with Crown grant fee (£1) within thirty days thereafter.

  2. Deferred Payments.—The purchaser shall pay a deposit of 10 per cent. of the amount bid in the case of Lot 1 and 5 per cent. in the case of Lot 2, and shall give a mortgage to secure the balance of the purchase-money and interest thereon at the rate of 5 per cent. per annum where the purchaser is a person competent to acquire land under the Discharged Soldiers Settlement Act, 1915, or competent to receive an advance under section 2 of the Discharged Soldiers Settlement Amendment Act, 1916, and 5½ per cent. per annum in every other case.

In any case if the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount (if any) already paid shall be forfeited.
