fairly watered by creeks, and has access to a partly formed road.
Section 17s.—About 40 acres has been ploughed and grassed and is of very good quality, about 70 acres of good easy slopes partly surface sown, balance being fairly steep hills in fern and tea-tree. There is a good house and outbuildings on this section. The section is well watered, and will have access to Waitakerei Station by a new road to be formed. This will make a very fair dairy farm.
Section 18s.—There is about 40 acres of very good land now in grass on the western end of this section, about 70 acres of bush, 20 acres of steep hillside to the sea, balance being easy slopes that have been surface sown. This section is well watered, and is ring fenced, and the access will be by a new road to be formed.
IMPROVEMENTS.
Improvements consisting of fencing are included in the capital values as follows: Section 1s, £50; Section 3s, £80; Section 4s, £90; Section 5s, £120; Section 6s, £175; Section 8s, £220; Section 9s, £140; Section 10s, £230; Section 11s, £130; Section 12s, £160; Section 16s, £90; Section 17s, £60; Section 18s, £40.
The improvements not included in the capital value of the sections, but which must be paid for separately, are as follows:—
Section 5s.—House valued at £250. To be paid for in cash, or by twenty half-yearly instalments of £16 3s. 9d. each; total half-yearly payment on lease, £67 18s. 9d.
Section 8s.—Manager’s house valued at £725, washhouse £40, stables, &c., £100, other buildings £90; total, £955. To be paid for in cash, or by thirty-two half-yearly instalments of £44 1s.; total half-yearly payment on lease, £101 8s. 6d.
Section 10s.—House £680, washhouse £40, fittings £15, stables £110; total, £845. To be paid for in cash, or by thirty-two half-yearly instalments of £38 19s. 6d. each; total half-yearly payment on lease, £88 9s. 6d.
Section 11s.—House £590, stables and washhouse £150, feed-store £40; total, £780. To be paid for in cash, or by thirty-two half-yearly instalments of £35 19s. 7d. each; total half-yearly payment on lease, £103 9s. 7d.
Section 16s.—House £750, stables £150, stable £120; total, £1,020. To be paid for in cash, or by thirty-two half-yearly instalments of £47 0s. 11d. each; total half-yearly payment on lease, £110 0s. 11d.
Section 17s.—House £800, boat-shed £30; total, £830. To be paid for in cash, or by thirty-two half-yearly instalments of £38 5s. 8d. each; total half-yearly payment on lease, £83 5s. 8d.
SPECIAL CONDITIONS.
The following buildings on the sections enumerated are surplus buildings, and are not included in the values of the sections. These buildings are reserved to the Crown, and the successful applicants for the sections on which they stand must allow all authorized persons and vehicles free right of ingress, egress, and regress for the purposes of removing the said buildings as a whole or in pieces as may be necessary.
Section 8s.—Two engine-sheds, implement-shed, and blacksmith’s shop. Also house (Brown’s), stable, and washhouse (to be removed later to Section 11s opposite).
Section 10s.—Wool-shed and shearers’ whare.
In order that no confusion or misconception may arise, these surplus buildings have been marked on one side with a cross in white paint.
The dray-track at present in use starting at south-west corner of Section 2, running near north part of Section 5, and through north part of Section 6, through middle Section 3, touching Sections 1 and 4, is to be reserved as a right-of-way for the selectors of Sections 1, 4, 3, and 6 for a period of two years. There are gates on this roadway.
Where it is stated that buildings or part of buildings will be moved on to sections, it is to be understood that this will be done at the expense of the selector. The value of such buildings, when completed and ascertained by the Commissioner, will be either charged up as advances, or the selector will be required to pay off such value by instalments as in the case of sections which have buildings already on them.
