The improvements included in the capital value are fencing (taking half the boundary fences), valued as follows: Section 1s, about 124 chains, £125; Section 2s, about 94 chains, £100; Section 3s, about 198 chains, £220. The fencing generally is sheep-proof fencing of seven wires in fair order. Some of the fences will probably require removal.

GENERAL DESCRIPTION.

Araheke Settlement is situated on the Egmont Road about one mile from Egmont Village, school, and dairy factory, and about nine miles and a half from New Plymouth, by good metalled road. The land is all fit for dairying, and varies from flat to undulating, and is well and conveniently watered. It is nearly all ploughable. About 20 acres of Section 2s are rather badly overrun with blackberry. The climate is moist, and favourable to the growth of the pasture. Some of the land would be better regrassed after crops which have been taken off over a small area. Altitude is about 300 ft. above sea-level.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, New Plymouth, up to 4 o’clock p.m. on Monday, the 23rd August, 1920.

The land may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, New Plymouth, on Wednesday, 25th August, 1920, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

IMPROVEMENTS.

The improvements which are not included in the capital value are as follows:—

Section 1s.—Dwelling of six rooms, also shed, valued at £350. Payable in cash or in fourteen years by twenty-eight half-yearly instalments of £17 13s. 6d.; total half-yearly payment on lease, £98 4s. 6d.

Section 3s.—Dwelling of four rooms in poor repair, and shed, valued at £80. Payable in cash or in five years by ten half-yearly instalments of £9 4s. 10d.; total half-yearly payment on lease, £62 15s. 10d.

Section 4s.—Dwelling of eight rooms, also shed, valued at £650. Payable in cash or in fourteen years by twenty-eight half-yearly instalments of £32 16s. 6d.; total half-yearly payment on lease, £86 16s. 6d.

Section 5s.—Dwelling of four rooms and cottage in very bad state of repair, valued at £360. Payable in cash or in fourteen years by twenty-eight half-yearly instalments of £18 3s. 8d.; total half-yearly payment on lease, £67 18s. 2d.

The improvements included in the capital value are boundary and internal fencing valued as follows (taking half share of the boundary fences): Section 1s, 248 chains, £199; Section 2s, 210 chains, £204; Section 3s, 235 chains, £175; Section 4s, 209 chains, £127; Section 5s, 143 chains, £102. The section boundary between Sections 4s and 5s is unfenced. The boundary fences generally are good, but the internal fencing is poor.

GENERAL DESCRIPTION.

Ratapiko Settlement is situated on the Tariki Road about five miles and a half from the railway-station at Tariki, and twenty-three miles from New Plymouth. The Tariki Road is metalled, and a school and dairy factory are close to the property. About two-thirds of the land is ploughable. The boundary fencing is generally sheep-proof, but the internal fences in some places are not very good. The soil is a volcanic loam. Section 4s has some swampy land, which will require improvement in the way of clearing out, deepening the present drains, and logging up timber. There is a little blackberry on the land in places. The climate is moist, and favourable to the growth of pasture. The land is well watered, and lies well to the sun. Altitude, about 600 ft. above sea-level.

The land may be purchased for cash or on deferred payments, or selected on lease for sixty-six years, with right of renewal for a further successive term of sixty-six years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Invercargill, on Wednesday, the 18th August, 1920, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.


SCHEDULE.

SOUTHLAND LAND DISTRICT.—CROWN LAND.—FIRST-CLASS LAND.

Southland County.—Mataura Hundred.

SECTION 63E, Block III: Area, 10 acres; capital value, £500; annual instalment on deferred payment (excluding interest), £25; half-yearly rent on lease, £11 5s.

Weighted with £39 2s., valuation for fencing.

The section is situated forty chains north of Edendale Township by good road. First-class land, suitable for dairying or cropping; suitable for residence-site.
