Paroa Domain, in the Westland Land District, for Lease by Public Auction.

District Lands and Survey Office,
Hokitika, 17th May, 1920.

NOTICE is hereby given that the undermentioned domain will be offered for lease by public auction, under the provisions of the Public Reserves and Domains Act, 1908, and amendments, at the District Lands and Survey Office, Hokitika, on Wednesday, 30th June, 1920, at 11.30 o’clock a.m.

SCHEDULE.

WESTLAND LAND DISTRICT.

RESERVE 1061, Block XVI, Greymouth Survey District, Paroa Domain: Area, 3 acres 0 roods 6 perches; upset annual rent, £2; term of lease, seven years.

The land is level, unfenced, considerably overgrown with gorse; soil fair.

TERMS AND CONDITIONS OF LEASE.

  1. Lease fee (£1 1s.) and half-year’s rent shall be paid upon the fall of the hammer.
  2. Possession will be given on the day of sale.
  3. The lease shall be for the specified term of seven years.
  4. The rent shall be paid half-yearly in advance.
  5. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease except with written consent.
  6. The lessee shall, within twelve months of the date of his lease, clear the land comprised therein of all gorse, sweetbrier, broom, or other noxious weeds and plants, and shall thereafter prevent the growth and spread of same during the currency of the lease.
  7. The lessee shall not be entitled to any allowance for improvements on the land at the expiration of the term or other sooner determination of the lease, but he shall have the right to remove any fences, gates, or other movable improvements effected by him within one month after such expiry or determination.
  8. The lessee shall pay all rates and taxes.
  9. The lease shall be liable to forfeiture in case the lessee should fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.
  10. No buildings shall be erected on the domain.

Lands in Canterbury Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash at the District Lands and Survey Office, Christchurch, at 11 o’clock a.m. on Wednesday, 23rd June, 1920, under the provisions of the Land Act, 1908, and amendments.

SCHEDULE.

CANTERBURY LAND DISTRICT.—MACKENZIE COUNTY.—TEKAPO VILLAGE.

SECTIONS 1, 2, 4, and 5, Block I: Area of each section, 1 acre; upset price, £10 each.

Sections 6, 7, 8, 9, and 10, Block I: Area of each section, 1 acre; upset price, £7 10s. each.

Section 7, Block II: Area, 1 acre; upset price, £10.

Sections 9 and 10, Block II: Area of each section, 1 acre; upset price, £7 10s. each.

LOCALITY AND DESCRIPTION.

Tekapo Village is situated at the southern end of Lake Tekapo, on the eastern side of the Tekapo River. It is distant twenty-six miles from Fairlie Township and railway-station, and fronts upon the main road from Fairlie to Mount Cook Hermitage, being connected with both places by motor-car service. The position of the village on the shore of Lake Tekapo, which extends for eighteen miles into the midst of the mountains, the high altitude (2,360 ft. above sea-level), the dry and bracing climate, the magnificent view, and the proximity to mountain and glacier scenery, all combine to render the village admirably adapted for a week-end or holiday resort for town residents and others.

TERMS OF SALE.

One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter; otherwise the part of the purchase-money paid by way of deposit shall be forfeited, and the contract for the sale of the land be null and void.

Reserves in Canterbury Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned reserves will be offered for lease by public auction at the District Lands and Survey Office, Christchurch, at 11 o’clock a.m. on Monday, the 28th June, 1920, under the provisions of the Public Reserves and Domains Act, 1908, and amendments.

SCHEDULE.

CANTERBURY LAND DISTRICT.—RANGIORA COUNTY.—MAIRAKI SURVEY DISTRICT.

RESERVE 1737, Block VII: Area, 50 acres 3 roods 4 perches; upset annual rental, £25 10s.

Practically all hill; fair clay soil, in grass; considerably overgrown with gorse; watered by a small creek. About three miles and a half from Cust Railway-station by good road.

Reserve 1738, Block VII: Area, 50 acres 3 roods 35 perches; upset annual rental, £35 14s.

Undulating to hilly land; fair clay soil, in grass; watered by a creek, which may not be permanent. About four miles from Cust Railway-station by good road.

Reserves 1739 and 1740, Blocks III, IV, VII, and VIII: Area, 102 acres 3 roods 37 perches; upset annual rental, £72 2s.

Practically all hill; fair clay soil, in grass. About six miles from Cust Railway-station by good road.

The blocks are all ring-fenced, and these boundary fences go with the land, but any subdivisional fences belong to the outgoing tenant, who may either remove them or sell them to the incoming tenant.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. The purchaser of the lease shall, immediately upon the fall of the hammer, deposit an amount equal to six months’ rent at the rate offered, together with £1 1s. lease fee.
  2. The lease shall be for ten years, without right of renewal.
  3. The lessee shall have no right to sublet, transfer, or otherwise dispose of the whole or any portion of the land comprised in the lease, except only with the written consent of the Commissioner of Crown Lands first had and obtained.
  4. The lessee shall destroy all rabbits on the land, and he shall prevent their increase or spread to the satisfaction of the Commissioner of Crown Lands.
  5. The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all noxious weeds or plants as may be directed by the Commissioner of Crown Lands.
  6. The rent shall be payable half-yearly in advance, free from all deductions whatsoever.
  7. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to have been fulfilled.
  8. Possession will be given on the date of the sale.
