Land in the Hawke’s Bay Land District for Sale or Lease to Discharged Soldiers.
District Lands and Survey Office,
Napier, 19th April, 1920.
NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Napier, and the local Lands and Survey Office, Gisborne, up to 4 o’clock p.m. on Tuesday, the 1st June, 1920.
The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Napier, on Wednesday, the 2nd June, 1920, at 10 o’clock a.m., or at the local Lands and Survey Office, Gisborne, on Monday, 7th June, or at Everybody’s Hall, Wairoa, on Thursday, 10th June.
The ballot will be held at Everybody’s Hall, Wairoa, at the conclusion of the examination of applicants on the 10th June.

GENERAL DESCRIPTION.
Situate about twelve miles inland from the port and township of Wairoa. Access is by a good well-metalled road, which forms the main road to Lake Waikaremoana.
The homestead-site for each allotment has been laid off along the main road, with stock-tracks to the back portions of the allotments.
The country comprises chiefly undulating to hilly ground, steep in places, some good flats along the main road, all in good heart and well grassed. The quality of the soil is good, resting on papa and clay formation. Well watered by permanent streams, and with a good annual rainfall. Altitude varies from 100 ft. to about 1,200 ft. above sea-level.
DESCRIPTIONS OF SECTIONS.
Section 1s.—About 87 acres is good flat land, mostly ploughable, in fair pasture, and well watered; balance hilly country; light soil, all in English grass.
Section 2s.—About 30 acres practically all ploughable, good flat land; balance broken hilly country; good soil, well grassed.
Section 3s.—Has about 30 acres flat land, good soil, well grassed; balance hilly country; light soil along western boundary.
Section 4s.—About 27 acres good flat land, balance hilly broken country; good clay soil generally, well grassed.
Section 5s.—About 31 acres of good level land in good English grasses, but balance undulating and hilly country well grassed.
Section 6s.—About 46 acres of good ploughable land, well grassed; balance undulating and hilly country, clay formation, well grassed.
Section 7s.—Has about 31 acres of good level ground, well grassed; balance hilly country broken by gullies, good black loam on clay formation, well grassed.
Section 8s.—Contains about 30 acres of good land, mostly ploughable, all well grassed; balance hilly country, good black loam on clay formation, well grassed.
Section 9s.—About 27 acres of good well-grassed land, all ploughable; balance hilly, good clay soil, warm sunny slopes.
Section 10s.—Has about 15 acres good flat land and 73 acres easy hills, good soil, well grassed; balance mostly broken hilly country, light soil, but good flat ridges in good grass; little totara in gullies.
Section 11s.—About 43 acres of good ploughable land, balance hilly, clay formation, fair soil. There are a number of totara-trees on section.
Section 12s.—Contains about 29 acres of good grass land, nearly all ploughable; balance mostly hilly country in good grass; black loam soil on clay, pumice formation.
Section 13s.—About 32 acres of good level land in good pasture, balance hilly country; fair soil, all in good English and native grass.
Section 14s.—Has about 33 acres of good flat well-grassed land, balance hilly and undulating; soil fair to good, well watered and grassed.
Section 16s.—Comprises about 15 acres flat terrace land, good soil, and in good pasture; balance hilly undulating country, good soil, and well grassed.
Section 17s.—About 25 acres of good ploughable land, balance mostly hilly undulating country; fair to good soil, well grassed.
Section 18s.—Has about 31 acres of good flat land, mostly ploughable; balance hilly and undulating; fair soil and fairly well grassed.
IMPROVEMENTS.
The improvements not included in the capital values, and which have to be paid for separately, are as follows:—
Section 4s.—Two-roomed corrugated-iron whare valued at £50, which may be paid for in cash or by thirty half-yearly instalments of £2 8s. 2d. over a term of fifteen years; total half-yearly payment on lease, £211 13s. 2d.
Section 17s.—Cottage valued at £350, and stable at £50, both of which may be paid for in cash or by thirty half-yearly instalments of £19 5s. 4d. over a term of fifteen years; total half-yearly payment on lease, £179 0s. 4d.
Section 18s.—Good homestead valued at £650, and outbuildings £220, of a total value of £870, which may be paid in cash or in thirty half-yearly instalments over a term of fifteen years; total half-yearly payment on lease, £210 13s. 1d. House of nine rooms.
SPECIAL NOTICE.

Those roads shown as “stock-driving roads” on the plan will not be formed.

The right is to be reserved for the lessee of Allotment 18s to take water from the spring on Section 17s by means of the pipe-line shown on the plan.

A contract for the splitting of posts and battens on the settlement has been let, and will be determined at the Commissioner’s discretion. Such posts and battens will be subsequently available for sale to the successful applicants.
