Land in the Canterbury Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Christchurch, 12th July, 1919.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Christchurch, up to 4 o’clock p.m. on Monday, the 1st September, 1919.

The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Christchurch, on Thursday, the 4th September, 1919, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

DESCRIPTION.

First-class agricultural land of excellent quality, the soil being deep loam. Well watered by streams. Altitude, about 100 ft. above sea. About two miles and a half from Orari Railway-station by good road.

IMPROVEMENTS.

On Section 1 there is a house of eleven rooms, built of Pinus insignis (considerably worm-eaten) and plastered, wash-house, ram, six-stall stable, two loose-boxes, harness-room, motor-shed, granary, whare, concrete dip, tank, and sheep-yards, valued altogether at £680, which are to be paid for in cash, or by twenty-eight half-yearly instalments of £34 6s. 10d. Total half-yearly payment on lease, £111 1s. 4d. Two other small sheds on this section are for removal on to Sections 4 and 5.

On Section 3 there is a wool-shed valued at £120, which is to be paid for in cash, or by twenty-eight half-yearly instalments of £6 1s. 3d. Total half-yearly payment on lease, £33 19s. 3d.

Sections 4 and 5 are each weighted with £27 for a half interest in two sheds at present on Section 1, which may be removed. Payments to be in cash, or by twenty-eight half-yearly instalments of £1 7s. 3d. Total half-yearly payment on lease, £38 18s. 9d. and £36 18s. 3d. respectively.

The improvements that go with the land are as follows: Section 1, 132 chains boundary and interior fencing valued at £32; Section 2, 91 chains boundary and interior fencing valued at £17; Section 3, 80 chains boundary and interior fencing valued at £17; Section 4, 74 chains boundary and interior fencing valued at £17; Section 5, 87 chains boundary and interior fencing valued at £18; Section 6, 108 chains boundary and interior fencing valued at £17.

The above fences are mostly in poor condition.

DESCRIPTION.

All first-class flat agricultural land, situated about four miles and three-quarters from Christchurch by good road, and there is also a tram service close to part of the settlement. Some of the sections are watered by a water-race, but with the exception of a windmill and tank on Section 15 and a trough on Section 16, there is at present no permanent water on the other sections, but it can be obtained by boring, or probably by extension of water-race.

IMPROVEMENTS.

Improvements that have to be paid for are as follows: On Section 16 there is a large stable, portion of which, valued at £75, is to remain on the section, and be paid for in cash, or by twenty-eight half-yearly instalments of £3 15s. 9d. Other portions, valued at £60, £30, and £25, and also a shed valued at £10, are for removal on to Sections 14, 6, 17, and 7 respectively. Section 14 is weighted with £60 for portion of the above stable, which can be removed on to the section, and is to be paid for in cash, or by twenty-eight half-yearly instalments of £3 0s. 7d. Section 6 is weighted with £30, and Section 17 with £25, for other portions of the stable now on Section 16. Section 7 is weighted with £10 for the small shed now on Section 16. The portions of the above stable which may be moved on to the respective sections by the successful applicants will be pointed out by a representative of the Department. The removal of all buildings is to be done at the expense of the lessees. In addition to the above arrangement, any of the buildings may be paid for out of Crown advances.
