NOTE.—The deferred-payment instalments include payment
for buildings.
TIRATU BLOCK.
This block is tapped by two main roads (metalled)—the
Raumati Road in the north-western corner, which is about
two miles from Dannevirke, and the Tipapakuku Road in
the south-western corner, which is about three miles and a
quarter from Dannevirke. From these, connecting roads
have been laid off through the block, and are now being
formed. The most remote section (24) will be about eight
miles from Dannevirke. There are two dairy factories handy,
one at Raumati and the other at Tipapakuku, and schools at
the same places.
The block has been heavily timbered, but has been milled,
burnt, and sown down in English grasses. Patches of bush
and scrub have been left on the sections in the north of the
block. It ranges from flat (terraces along Manawatu River)
to undulating, and the soil generally is good. Most of the
sections are suitable for dairying, and the balance for mixed
farming and fattening.
NOTE.—Irrespective of any advances made under the
Discharged Soldiers Settlement Acts, the Crown will extend
all reasonable assistance towards the sinking of wells, or
construction of dams, on any section where permanent water
is not available.
IMPROVEMENTS.
The improvements which are not included in the price of
the land, but which have to be paid for separately, are as
follows:—
Section 9.—Four-roomed house, valued at £200, which
may be paid for in cash, or by thirty half-yearly instalments
of £9 12s. 8d. over a term of fifteen years; total half-yearly

half-yearly instalments of £19 5s. 4d. over a term of fifteen
years; total half-yearly payment on lease, £114 17s. 10d.
