Notice of Meeting of Owners under Part XVIII of the Native Land Act, 1909.
REGULATION NO. 52.
THE Maori Land Board for the Tokerau Maori Land District hereby notifies that a meeting of the owners of Maunganui No. 1 Block will be held, in pursuance of Part XVIII of the Native Land Act, 1909, at Kawakawa on Wednesday, the 18th day of June, 1919, at 3.30 o’clock in the afternoon, for the purpose of considering the following proposed resolution :—
“That the said land be sold to Puke te Rangi Cross for the sum of £1 per acre or the Government valuation.”

NOTICE is hereby given, in terms of the Native Land Act, 1909, and the regulations thereunder, that written tenders are invited and will be received at the office of the Tokerau District Maori Land Board, Auckland, up to 5 o’clock p.m. on Monday, 23rd June, 1919, for the purchase of the several lands named in the Schedule hereto.
SCHEDULE.
BAY OF ISLANDS COUNTY.—RUSSELL SURVEY DISTRICT.
Third-class Land.
KAURINUI 3B 1 and 2, Blocks 6 and 10 : Area, 1,033 acres 1 rood 14 perches ; upset price, £1,085.
The land is undulating to very stiff and broken, mostly covered with stunted manuka and fern. The soil is clay, from poor to fair quality. It is well watered. The standing timber on the land is principally taraire and puriri. Access is by water by the Waikino Inlet, which is about six miles from Opua.
Waikino, Block 10 : Area, 779 acres 3 roods 29 perches ; upset price, 17s. 6d. per acre.
The land is situated about three miles from Karetu Settlement by rough bridle-track. The whole area is very broken, rough and steep. Fully half the area is standing bush, from which all millable timber has been removed. There are several poor fern and manuka ridges. Fires, both old and recent, are in evidence. Land is of stiff clay of from poor to fair quality. It is well watered by streams. The standing timber on this block is principally taraire and puriri.
HOBSON COUNTY.—MAUNGARU SURVEY DISTRICT.
Second-class Land.
Paerata No. 1, Blocks 3 and 4 : Area, 114 acres 1 rood 24 perches ; upset price, £3 per acre.
The land is undulating, and covered with tea-tree and fern and old kauri stumps on the hillsides. There is some self-sown grass on the low-lying parts, and a lot of blackberries. The soil is slightly sandy, on clay formation. There is about 10 acres of alluvial soil in the Paerata Valley. Access is by road or river from Tangiteroria, which is about a mile and a half distant. The block is watered by the Paerata Stream.
HOKIANGA COUNTY.—WAOKU SURVEY DISTRICT.
Second-class Land.
Te Tio A No. 1A, Blocks 2 and 3 : Area, 64 acres ; upset price, £2 per acre.
The block contains 64 acres of undulating bush country, and the soil is clay resting on sandstone. The forest is mixed heavy bush, comprising heavy manuka, puriri, kohe, taraire, &c., with light undergrowth of manuka, punga, and mahoe, &c. The land is fairly well watered by streams running north-westerly. Access is by the Waima River, and the block is about three miles and a half from Rawene.
Te Tio A No. 1C, Blocks 2 and 3 : Area, 64 acres ; upset price, £2 per acre.
The block contains 64 acres of undulating bush country, and the soil is clay resting on sandstone. HOKIANGA COUNTY.—PUNAKITERE SURVEY DISTRICT.
Third-class Land.
Toutou A No. 2, Block 10 : Area, 75 acres 3 roods 20 perches ; upset price, £100.
The land is poor, mostly hilly, covered with fern and tea-tree, excepting about 3 acres of flat. The soil consists of red clay and also pipeclay.
ABSTRACT OF CONDITIONS.

Every tenderer to deposit along with his tender a sum equal to 5 per cent. of the price tendered, and to pay a further 5 per cent. on being declared the purchaser. The balance of the purchase-money to be paid in twenty equal half-yearly instalments.

The purchaser to pay interest on unpaid purchase-money at the rate of 5 per cent. per annum. Interest to be payable on the 1st July and 1st January of each year, and to date for the signing of contract of sale.

Tenders for purchase must be accompanied by a fee of £3 3s. to meet costs and expenses incidental thereon, together with the amount with which the section is loaded for improvements (if any), and also an amount sufficient to cover stamp duty (10s. for every £50 or portion thereof).

Purchasers shall, at the end of five years, upon payment of balance of purchase-money, be entitled to a transfer of the fee-simple of the land.

Residence and improvements to conform with sections 250 and 256 of the Native Land Act, 1909.
GENERAL INSTRUCTIONS TO TENDERERS.

The lands to be sold subject to reserve price specified in each case.

Each tender shall be enclosed in a sealed envelope, addressed to the President of the Board, and marked on the outside as follows : “Tender for purchase of Block as advertised in the newspaper of the day of , 1919.”

If any person desires to tender for more than one lot a separate tender for each lot must be made.

The highest tenderer to be declared the purchaser, but the Board reserves to itself the right to decline to accept any tender.

The successful purchaser will require to make declaration of qualification under the Native Land Act, 1909, within thirty days, to the effect that he is not the owner or occupier of 5,000 acres of third-class land, or its equivalent in other classes of land.

The lands are offered under the Native Land Act, 1909, and the regulations made thereunder, and purchasers shall be deemed to be acquainted with the provisions thereof, and be bound thereby as effectively as if such provisions were embodied herein.
INSTRUCTIONS TO APPLICANTS.
The lands are described for the general information of intending tenderers, who are recommended, nevertheless, to make personal inspection, as the Board is not responsible for the absolute accuracy of any description.
Areas may be liable to slight alterations.
Tenders must be sent to the office of the Tokerau District Maori Land Board, Auckland, and must be made on the proper forms, to be obtained at the office of the Board.

Rough broken country, poor quality ; partly in mixed bush (no milling-timber) and partly in tea-tree. Access by the Waipa River.
Kinohaku East 4F, Section 3A, Block XII, Mangaorongo Survey District : Area, 90 acres 1 rood 23 perches ; upset price per acre, £3.
