NOTE.—The deferred-payment instalments on Sections 4s and 3s include payment for buildings thereon.

IMPROVEMENTS.

The improvements included in the capital value of the sections consist of boundary and subdivisional fences valued as follows: Section 1s, £47 15s.; Section 2s, £89 13s.; Section 4s, £120 18s.; Section 3s, £114 8s.

The improvements not included in the capital values, but which have to be paid for separately, are—

Section 1s.—Men’s hut, eight-stall stable, and three-stall stable, valued for removal at £87, which sum must be paid in cash. To be removed by the selector from Section 3s.

Section 2s.—Motor-garage, implement-shed, and four-stall stable, valued for removal at £78, which sum must be paid in cash. To be removed by the selector from Section 3s.

Section 4s.—Barn and lean-to attached, valued for removal at £110, which sum may be paid in cash, or in five years by ten half-yearly instalments of £12 14s. 1d.; total half-yearly payment on lease, £99 6s. 7d.

Section 3s.—Dwellinghouse, shearing-shed, and cow-shed, of a total value of £330. This amount may be paid in cash, or in ten years by twenty half-yearly instalments of £21 7s. 4d.; total half-yearly payment on lease, £136 15s. 10d.

GENERAL DESCRIPTION.

Toko-iti Settlement is situated on the Tokomairiro Plain, about a mile and a half from the Town of Milton. Access is by a good, level, well-metalled road. The sections are watered by the Tokomairiro River, and by creeks, springs, and gullies. Section 1s is undulating land of excellent quality, the soil being a rich loam on a clay formation; this section is well suited for dairying. Section 2s comprises level and ridgy land of good quality, from 50 to 60 acres being flat land of very good quality; the soil is a black loam on a clay formation; this section is suitable for dairying or mixed farming. Section 4s has a substantial area of level land, the remainder being ridgy; this section is suitable for mixed farming. Section 3s contains an area of flat land, but the great part is on a series of tussocky ridges; this section is suitable for sheep-farming. The buildings are all on Section 3s at present, but some of the buildings have been allocated to each section.

SPECIAL CONDITION.

A condition of the lease over Allotment 2s will be that the Defence Department shall have the right to use a strip of land of a width of two chains wide by sixty chains long as a rifle range, in accordance with the terms of a deed of agreement dated 11th day of October, 1916, between His Majesty the King and James Sinclair and Richard Walter Sinclair, and that for so long as the Defence Department shall continue to so use the land it shall make to the lessee of Allotment 2s a yearly payment of £15. A copy of the deed of agreement aforementioned may be seen at the office of the Commissioner of Crown Lands, Dunedin.

Land in the Otago Land District for Sale or Lease to Discharged Soldiers.

District Lands and Survey Office,
Dunedin, 19th August, 1919.

NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Dunedin, up to 4 o’clock p.m. on Monday, the 29th September, 1919.

The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years and a right to acquire the freehold.

Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Dunedin, on Wednesday, the 1st October, 1919, at 10 o’clock a.m.

The ballot will be held at the conclusion of the examination of applicants.

The improvements not included in the capital values, but which have to be paid for separately, are—

Section 1s.—Seven-roomed dwellinghouse, wash-house, cowbyre, windmill, and tanks on stand, of a total value of £450. This amount may be paid in cash, or in fourteen years by twenty-eight half-yearly instalments of £22 14s. 6d.; total half yearly payment on lease, £70 8s. 6d.

Section 2s.—Barn and lean-to fowl-house, valued for removal at £65, which amount must be paid in cash. At present on Section 1s, from which the selector shall remove them.

Section 3s.—Stable, valued for removal at £65, which sum must be paid in cash. To be removed by the selector from Section 1s.

Section 4s.—Implement-shed, valued for removal at £30, which sum must be paid in cash. To be removed by the selector from Section 1s.

Section 5s.—Hut and implement-shed, valued for removal at £40, which sum must be paid in cash. To be removed by the selector from Section 1s.

Section 6s.—Stable and implement-shed, valued for removal at £30, which sum must be paid in cash. To be removed by the selector from Section 1s.

GENERAL DESCRIPTION.

Crosshill Settlement is situated on the well-known Taieri Plain, adjacent to the Otago Central Railway line. Access is by very good, level road from Wingatui Railway-station or from Mosgiel, each of which is about two miles and a half from the settlement. The land is of excellent quality, suitable for dairying or intense cultivation, the soil being a rich black loam resting on a sandy clay formation. All the sections are well watered. The buildings are all on Section 1s at present, but some of the buildings have been allocated to each section.

SOWN CROPS.

Sections 1s, 4s, 5s, and 6s are weighted respectively with the following amounts for crops which have been sown—£47, £53, £76, and £53. These amounts must be paid in cash immediately a selector has been declared successful, or (with approval) may be regarded as advances.
