CROWN LANDS NOTICES.
Land in Wellington Land District for Sale or Lease to Discharged Soldiers.
District Lands and Survey Office,
Wellington, 18th January, 1918.
NOTICE is hereby given that the undermentioned lands are open for sale or lease under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Tuesday, the 26th February, 1918.
The lands may be selected for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive terms of thirty-three years, and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Wellington, at 10 o’clock a.m. on Thursday, 28th February, 1918.
The ballot will be held at the conclusion of the examination of applicants.
SCHEDULE.
WELLINGTON LAND DISTRICT.—FIRST-CLASS LAND.
Masterton County.—Rewa Survey District.—Waihora Settlement.
SECTION 1s: Area, 104 acres 2 roods. Capital value, £2,250. Annual instalment on deferred payment (exclusive of interest), £112 10s. Half-yearly rent on lease, £50 12s. 6d.; buildings, £17 11s.*
Section 2s: Area, 152 acres. Capital value, £4,000. Annual instalment on deferred payment (exclusive of interest), £200. Half-yearly rent on lease, £90.
Section 3s: Area, 221 acres. Capital value, £3,600. Annual instalment on deferred payment (exclusive of interest), £180. Half-yearly rent on lease, £81; buildings, £8 12s. 10d.†
- Interest and sinking fund on buildings valued at £450; payable in cash, or in twenty-one years by half-yearly instalments of £17 11s. Total half-yearly payment on renewable lease, £68 3s. 6d.

DESCRIPTION.
The Waihora Settlement contains about 477½ acres, being part of Mr. R. D. Morrison’s Blairlogie Estate.
It is situated in the Masterton County, on the East Coast Road, and is about twenty-six miles from the Town of Masterton by good metalled roads.
The Langdale School is under half a mile from the settlement.
The land has been subdivided into three sections ranging in area from 104½ acres to 221 acres, and varies from flat and undulating to very easy hilly country. The flat and undulating land has all been cultivated, and good grain and root crops have been grown. The country now is in good grass, excepting perhaps two paddocks, one of which was in oats and the other in rape in January last.
The existing fences, which are all in good order and repair, have been taken for boundaries of the different sections, and each section has several well-fenced paddocks. Several of the paddocks have been drained both with open and tile-and-box drains.
There are several streams running through the different sections, which have permanent water, and some of the paddocks have dams. Two of the sections also have a frontage to the Whareama River.
On Section 1 there is a new five-roomed cottage, with garden and small orchard.
On Section 3 there is a two-roomed whare and an eight-stalled stable.
The sections are suitable for dairying, grazing, and agriculture.
The elevation above sea-level ranges from about 150 ft. to about 250 ft.
IMPROVEMENTS.
All the improvements are included in capital values of the sections, with the exception of buildings as detailed below, which must be paid for either in cash or by instalments as stated above.
On Section 1, a new five-roomed cottage, valued at £450; on Section 2, a two-roomed whare and an eight-stalled stable, valued at £100.
Until buildings are completely paid for the lessees shall keep them insured in the name of His Majesty to their full insurable value, and shall deposit the policies with the Commissioner.

Education Reserves in the Hawke’s Bay Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned education reserves will be offered for lease by public auction, for the terms stated in the Schedule, at this office at 11 o’clock a.m. on Wednesday, the 6th day of March, 1918, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.
SCHEDULE.
HAWKE’S BAY LAND DISTRICT.
Town of Napier.—Borough of Napier.
SUBURBAN Section 2, Town of Napier: Area, 8 acres; upset annual rental, £60; term of lease, twenty-one years, with perpetual right of renewal.
Weighted with £95, valuation for improvements comprising four-roomed house and lean-to, shed, and fencing.
Situated in the suburbs on the hills of Napier. Limestone country, portions of which are ploughable. Present access by North Street, which is formed and metalled. The section is ring-fenced, but fencing is old and in need of considerable repairs. About one mile from Napier Post-office.
Dannevirke County.—Takapau Survey District.
Section 26, Block IX, Takapau Survey District: Area, 60 acres 2 roods 36 perches; upset annual rental, £56 18s.; term of lease, twenty-one years, with perpetual right of renewal.
Weighted with £258 15s., valuation for improvements comprising fencing, felling, and grassing.
Situated half a mile from Makotuku Railway-station and post-office, to which it has access by eight chains of unformed road, locally known as “Haley’s Lane,” and connecting with Tower’s Road, which is formed and metalled for wheel traffic. The land is for the most part flat, and was originally heavy bush country, which has been cleared and grassed; all ploughable when stumped, excepting about 10 acres on the bank of the Makotuku Stream. At the present time the section is fenced in with the adjoining Section 27. Good loamy soil, on shingle formation. Altitude, some 950 ft. to 975 ft. above sea-level. Well watered by stream.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

A half-year’s rent at rate offered, lease and registration fees (£2 2s.), and valuation for improvements to be paid on the fall of the hammer.

Terms of lease, twenty-one years from date of sale, with perpetual right of renewal. Possession given on date of sale. Rent payable half-yearly in advance.

Rent of renewal lease to be fixed by arbitration. If lessee does not desire a new lease at the end of the term, land to be leased by auction. Incoming lessee to pay the value of improvements, which will be handed over to the outgoing lessee less any sums due to the Crown.

No transfer or sublease allowed without the consent of the Land Board.
