Settlement Land in Auckland Land District for Sale by Public Auction.

Auckland, 6th May, 1918.
NOTICE is hereby given that the undermentioned land will be offered for sale by public auction, under the provisions of the Land Act, 1908, the Land for Settlements Act, 1908, and amendments, at 2.30 o’clock p.m. on Thursday, 27th June, 1918, at the District Lands and Survey Office, Auckland. The land may be purchased for cash or by deferred payments.

Level to undulating country, covered with manuka and scrub. Soil light loam. Distant from twenty to fifty chains from Putaruru Railway-station.
TERMS OF SALE.
(1.) Cash.—One-fifth of the purchase-money and valuation for improvements on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter.
(2.) Deferred Payments.—5 per cent. of the purchase-money and license fee (£1 1s.), and valuation for improvements, on the fall of the hammer; balance by equal annual instalments extending over nineteen years, with interest payable half-yearly at the rate of 5 per cent. per annum on the unpaid purchase-money; but with the right to pay off at any time the whole or any part of the outstanding amount. In either case if the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount (if any) already paid shall be forfeited and the contract for the sale of the land be null and void.
Title will be subject to section 60 of the Land Laws Amendment Act, 1912.

Reserve in Canterbury Land District for Lease by Public Auction.

NOTICE is hereby given that the reserve described in the Schedule hereto will be offered for lease by public auction, at the Orari Railway-station, at 3.15 p.m. on Wednesday, 19th June, 1918, under the provisions of the Public Reserves and Domains Act, 1908, and amendments.
SCHEDULE.
ASHBURTON COUNTY.—RANGITATA SURVEY DISTRICT.
RESERVE 3534, Block I: Area, 47 acres; Upset annual rent, £17 12s. 6d.; term, fourteen years.
Situated at the Rangitata Bridge; fair soil; all flat, in tussock and English grass, with a good deal of gorse and broom.
ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

The purchaser of the lease shall, immediately upon the fall of the hammer, deposit an amount equal to six months’ rent at the rate offered, together with £1 1s. lease fee.

Possession will be given one month after day of sale.

The Commissioner of Crown Lands may at any time resume possession of the land comprised in the lease, or any portion thereof, by giving to the lessee twelve months’ notice in writing of his intention so to do.

The lessee shall have no right to compensation either for any improvements that may be placed upon the land or on account of the aforesaid resumption.

The lessee shall have no right to sublet, transfer, or otherwise dispose of the whole or any portion of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

The land shall be used for grazing purposes only, and shall not be broken up or cropped without the written consent of the Commissioner of Crown Lands first had and obtained.

The lessee shall destroy all rabbits on the land, and shall prevent their increase or spread, to the satisfaction of the Commissioner of Crown Lands.

The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.

The rent shall be payable half-yearly in advance, free from all deductions whatsoever.

The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within sixty days after the date on which the same ought to be fulfilled.

NOTICE is hereby given that the undermentioned section will be offered for sale by public auction at the Courthouse, Waimate, on Tuesday, the 14th May, 1918, at 11 a.m., under the provisions of the Land for Settlements Act, 1908.
SCHEDULE.
CANTERBURY LAND DISTRICT.—FIRST-CLASS LAND.
Waimate County.—Waimate Survey District.
SECTION 8, Block II, Bourndale Settlement: Area, 5 acres; upset price, £90.
Good flat agricultural land, somewhat overgrown with gorse, situated about six miles and a half from Makikihi Railway-station by good road.
TERMS OF SALE.
The purchaser may pay for the land in cash or by deferred payments extending over a period of nineteen years. The terms are—
(1.) Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter.
