Section 6, Block XVII : Area, 110 acres 0 roods 3 perches ; capital value, £55 ; instalment on deferred payment (excluding interest), £2 15s. ; half-yearly rent on lease, £1 4s. 9d.

Situated about four miles from Niagara by good summer road. Inferior soil. The whole area is covered with thick bush, mostly scrubby ; well watered. Suitable for grazing when cleared.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction for cash at this office on Thursday, the 19th day of December, 1918, at 11 o’clock a.m.


SCHEDULE.

SOUTHLAND LAND DISTRICT.

(Under the Land for Settlements Act, 1908.)

Southland County.—Wyndham Survey District.—Glenham Settlement.

SECTION 61, Block IX : Area, 1 rood 4 perches ; upset price, £10.

Level land, suitable for building-site ; adjacent Glenham Railway-station, school, and post-office.

(Under the Land Act, 1908.)

Southland County.—Forest Hill Hundred.

Section 470, Block XV : Area, 32 acres 1 rood 8 perches ; upset price, £50.

Weighted with £38, valuation for timber ; about 7 acres manuka scrub, balance heavy bush ; the black-pine and totara have been removed, the remaining timber being red and white pine. Good formed road to within twenty chains, thence unformed. Undulating land, fair soil, suitable for grazing when cleared.

Southland County.—Town of Lochiel.

Section 4, Block III : Area, 3 acres 0 roods 22 perches ; upset price, £65.

Section 5, Block III : Area, 3 acres 0 roods 22 perches ; upset price, £65.

Section 6, Block III : Area, 3 acres 0 roods 2 perches ; upset price, £60.

Good quality level land, all in grass. Situated about thirty chains from Lochiel Railway-station and four miles and a half from Winton. Suitable for cropping or dairying.

The former lessee will be allowed one month from date of sale in which to remove or dispose of fencing.

CONDITIONS OF SALE.

One-fifth of the purchase-money to be paid on the fall of the hammer, and the balance, with Crown-grant fee and valuation for improvements (if any), within thirty days thereafter, otherwise the part of the purchase-money paid by way of deposit shall be forfeited and the contract for the sale of the land be null and void.

The title to Section 61, Block IX, Glenham Settlement, will be subject to section 60 of the Land Laws Amendment Act, 1912.

The titles to sections in Town of Lochiel and 470, Block XV, Forest Hill Hundred, will be subject to Part XIII of the Land Act, 1908.

SCHEDULE.

SOUTHLAND LAND DISTRICT.—SOUTHLAND COUNTY.—TOWN OF LOCHIEL.

SECTIONS 1, 2, and 3, Block III : Area, 7 acres 2 roods 20 perches ; upset annual rental, £8.

The former lessee to be allowed one month from date of sale in which to remove or dispose of fencing.

Level land of good quality, all in grass, suitable for dairying or cropping.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Term, twenty-one years from 1st January, 1919.

  2. Right of cultivation, but no valuation for improvements.

  3. No right of renewal.

  4. A deposit of one year’s rent at the rate offered, and lease fee (£1 1s.), must be paid on the fall of the hammer.

  5. No assignment or sublease without consent.

  6. Lease is liable to forfeiture if conditions are violated.

NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction at the local Lands and Survey Office, Westport, at 11 o’clock a.m. on Wednesday, 20th November, 1918, under the provisions of the Westland and Nelson Coalfields Administration Act, 1877, and amendments.


SCHEDULE.

WESTPORT COLLIERY RESERVE.—BULLER COUNTY.—TOWN OF WESTPORT.

SECTION 1031, Town of Westport : Area, 1 rood ; upset yearly rental, £2.

Weighted with £205, valuation for dwellinghouse and fencing.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. The purchaser shall pay one-half year’s rent, £1 1s. lease fee, and valuation for improvements, on the fall of the hammer.

  2. The lease shall be for a term of forty-two years, without right of renewal.

  3. No compensation for improvements will be allowed, but on expiry of lease the new lease offered for disposal by public competition will be subject to payment by the incoming tenant of valuation for improvements ; failing disposal, the land and improvements revert to the Crown without compensation.

  4. Possession will be given on the date of sale.

  5. Rent shall be payable half-yearly in advance, on the 1st day of January and July in each year.

  6. The lessee will have no right to sublet, transfer, mortgage, subdivide, or otherwise dispose of the land comprised in the lease without consent.

  7. The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease ; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, or other noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

  8. The lease will be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same should be fulfilled.

Form of lease may be perused and full particulars obtained at this office, and at the local Lands and Survey Offices, Westport and Reefton.
