SCHEDULE.

TARANAKI LAND DISTRICT.

FIRST-CLASS LAND.

Ohura County.—Heao Survey District.

SECTION 1, Block II: Area, 92 acres 1 rood 1 perch; capital value, £560; instalment on deferred payment (excluding interest), £28; half-yearly rent on lease, £12 12s.

Situated at the junction of the Tokirima and Kaikara Roads. Access is from the Town of Ohura, which is about ten miles distant by formed dray-road. The section comprises about 60 acres of river-flat, swampy in places, but is easily drained; balance low easy hills. Nearly all the scrub on the section has been felled, but, owing to a bad burn and the want of stocking, a heavy growth of fern has come up through the felled scrub. The section is practically all ploughable, and is one of the best pieces of land in the district. It can be easily worked, and will give an early return.

Ohura County.—Tangitu Survey District.

Section 9, Block XI: Area, 355 acres; capital value, £800; instalment on deferred payment (excluding interest), £40; half-yearly rent on lease, £18.

Situated on the Okaroa and Otahu Roads. Access from Okahukura Railway-station, about six miles distant, by a good metalled and pumice road. There is a school within half a mile of the section, and the site for the Tuhua Railway-station is within three miles. The section comprises easy to steep slopes. The forest is mixed, and varies from fern and scrub to heavy bush comprising rata, rimu, matai, totara, kahikatea, tawa, tawhero, pokaka, rewarewa, &c., and a dense undergrowth of howeka, tawhiri, manatu, koromiko, wineberry, kotukutuku, karamu, flax, tutu, hoho, supplejacks, ferns, &c. The soil is of fair to good quality, resting on papa and sandstone formation, and the section is well watered.

NOTE.—The owners of buildings will be given two months from date of sale in which to remove them.

Clifton County.—Waitara Survey District.

Section 3, Block 1: Area, 62 acres 2 roods 30 perches; capital value, £1,260; instalment on deferred payment (excluding interest), £63; half-yearly rent on lease, £28 7s.

Situated on the main North Road from New Plymouth, which is a good metalled road. Access is from Waitara Railway-station and port about two miles and a half distant. There is a dairy factory within half a mile of the section. The land is level, and would make a first-class dairy-farm. It is fenced on two sides, and the road frontage with a rough post-and-wire fence. The section is badly watered, and to get a water-supply would necessitate sinking a well and erecting a windmill. There is a windmill working just across the road and providing a good supply. On the north-eastern corner of the section near the sea-beach there is a spring which would serve as a water-supply for the back paddock. The improvements comprise sixty-five chains of fencing, valued at £32 15s., which are included in the price of the land.

SECOND-CLASS LAND.

Stratford County.—Omona Survey District.

Section 6, Block VIII: Area, 1,236 acres; capital value, £1,240; instalment on deferred payment (excluding interest), £62; half-yearly rent on lease, £27 18s.

Situated on the Ratanui Road. Access is from Douglas Railway-station, which is about seventeen miles distant—by metalled road for about eight miles, part of the remaining distance being bridle-track and part bush-track now overgrown. Access is also from Eltham, twenty-nine miles distant—twenty-one miles metalled road, three miles formed dray-road, balance track. The section comprises a few small flats along the road frontage, the remainder being steep country with gullies and gorgy creeks. The soil is of fair quality, resting on principally papa formation. The forest is heavy, comprising tawa, rimu, rata, pukatea, tawhero, &c., with a dense undergrowth of mahoe, ferns, supplejacks, &c. The section is well watered by small streams.

Sale posters and full particulars may be obtained at this office.
