Settlement Land in Wellington Land District for Sale by Public Auction.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction, under the provisions of the Land Act, 1908, the Land for Settlements Act, 1908, and amendments, at 2.30 o’clock p.m. on Tuesday, 18th December, 1917, at the District Lands and Survey Office, Wellington. The lands may be purchased for cash or by deferred payments.
SCHEDULE.
WELLINGTON LAND DISTRICT.—HUTT COUNTY.—BELMONT SURVEY DISTRICT.—NORMANDALE SETTLEMENT.
First-class Land.
Sections 45, 46, 47, 48, 49, and 96, Block VIII: Area, 226 acres 2 roods 32 perches; upset price, £1,300. Weighted with £527, valuation for improvements.
Sections 45, 46, 47, 48, 49, and 96 comprise part of the northern portion of the settlement, the access being from Lower Hutt Railway-station, which is about two miles distant by metalled dray-road. Hilly and gently sloping land in grass, with clumps of scrub. Soil fair. Elevation from about 400 ft. to 1,500 ft. above sea-level. The improvements, valued at £527, comprise a three-roomed house and a six-roomed house and fencing.
Section 97, Block VIII: Area, 70 acres 3 roods 5 perches; upset price, £450. Weighted with £60, valuation for improvements.
Section 97 is situated on east side of Belmont Road, about a mile and a quarter from Lower Hutt Railway-station by metalled dray-road. Hilly land, felled and grassed, steep in places, with easy spurs throughout. Soil is of fair quality, inclined to be light, on rotten-rock formation. Elevation ranges from about 350 ft. to 600 ft. above sea-level. The improvements, valued at £60, comprise house (lean-to) of three rooms, sawn timber, iron roof, brick chimney.
GENERAL DESCRIPTION.
Normandale Settlement is situated on the hills contiguous to the Lower Hutt Railway-station, and extends northwards therefrom for a distance of about three miles and a half in the direction of Pahautanui. Access is by metalled roads from the Lower Hutt Railway-station, which is situated at the southern end of the settlement. There is a frequent train service with the City of Wellington, about eight miles distant, thus affording an opportunity of acquiring farms in convenient positions.
TERMS OF SALE.
(1.) Cash.—One-fifth of the purchase-money and valuation for improvements on the fall of the hammer, and the balance, with Crown-grant fee, within thirty days thereafter.
(2.) Deferred Payments.—5 per cent. of the purchase-money, valuation for improvements, and license fee (£1 1s.) on the fall of the hammer; balance by equal annual instalments extending over nineteen years, with interest payable half-yearly at the rate of 5 per cent. per annum on the unpaid purchase-money; but with the right to pay off at any time the whole or any part of the outstanding amount.
