Lands in Southland Land District for Sale or Lease to Discharged Soldiers.
District Lands and Survey Office,
Invercargill, 27th August, 1917.
NOTICE is hereby given that the undermentioned lands are open for sale or lease to discharged soldiers, under the Discharged Soldiers Settlement Act, 1915, and the regulations thereunder; and applications will be received at the District Lands and Survey Office, Invercargill, up to 4 o’clock p.m. on Wednesday, 24th October, 1917.
The lands may be purchased for cash or on deferred payments, or selected on lease for thirty-three years, with right of renewal for further successive periods of thirty-three years and a right to acquire the freehold.
Applicants must appear personally before the Land Board for examination at the District Lands and Survey Office, Invercargill, on Thursday, 25th October, 1917, at 10 o’clock a.m.
The ballot will be held at the conclusion of the examination of applicants.

SCHEDULE.
SOUTHLAND LAND DISTRICT.
Southland County.—Tuturau Survey District.—Waiarikiki Settlement.
Section 6, Block VIII: Area, 657 acres 3 roods 29 perches; capital value, £2,925; instalment on deferred payment (excluding interest), £146 5s.; half-yearly rent on lease, £65 16s. 3d.
Weighted with £73 9s. 9d., valuation for improvements.
Section 10, Block VIII: Area, 643 acres 2 roods 17 perches; capital value, £2,150; instalment of deferred payment (excluding interest), £107 10s.; half-yearly rent on lease, £48 7s. 6d.
Weighted with £68 11s., valuation for improvements.
The altitude varies from 630 ft. to 1,527 ft. above sea-level. All open land, flat, undulating, and hilly. Mostly good soil, on sandstone formation. Agricultural and pastoral land, well watered by small streams. Suitable for sheep and cattle, dairying, or mixed farming. The settlement is situated from seven to nine miles from Mataura.
The following improvements go with the land: Section 6, 343 chains of boundary and subdivisional fencing, valued at £55 10s. 6d.; Section 10, 287 chains boundary and subdivisional fencing, valued at £43 5s. 6d.
The improvements which do not go with the land, and which must be paid for separately, are as follows: Section 6, 98 chains of fencing, valued at £73 9s. 9d.; Section 10, 89 chains of fencing, valued at £68 11s.

Reserves in Taranaki Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned reserves will be offered for lease by public auction at the District Lands and Survey Office, New Plymouth, at 11.30 o’clock a.m. on Wednesday, 17th October, 1917, under the provisions of the Public Reserves and Domains Act, 1908, and amendments.

TARANAKI LAND DISTRICT.
Town of Eltham.
Section 17: Area, 1 acre 0 roods 15 perches; upset annual rent, £3 10s.; term, five years.
Comprises flat land, in grass.
Mangaehu Village.
Section 11: Area, 1 rood; upset annual rent, 5s.; term, seven years.
Section 18: Area, 3 roods 28 perches; upset annual rent, 10s.; term, seven years.
Section 27: Area, 1 rood; upset annual rent, 5s.; term, seven years.
Sections comprise easy sloping land, in grass and fern.
Town of Manutahi.
Part 9: Area, 2 acres 2 roods 27 perches; upset annual rent, £15; term, seven years.
Comprises flat land, in grass, with boxthorn hedge. There is an old house on the land, in fair state of preservation, also old police lock-up.
Town of Ohura.
Section 8, Block V: Area, 1 rood; upset annual rent, 10s.; term, seven years.
Section 17, Block VIII: Area, 1 rood; upset annual rent, £1 5s.; term, seven years.
Section 3, Block XIII: Area, 1 rood; upset annual rent, 10s.; term, seven years.
Section 6, Block XVI: Area, 34 perches; upset annual rent, £1; term, seven years.
Sections comprise flat land, in grass.
Opunake Railway Reserve, Town of Opunake.
Subdivisions 1 and 2: Area, 13 acres 1 rood; upset annual rent, £11 10s.; term, seven years.
Subdivision 3: Area, 5 acres 3 roods; upset annual rent, £6 10s.; term, seven years.
Subdivision 11: Area, 5 acres 2 roods 3 perches; upset annual rent, £7; term, seven years.
Comprise flat and undulating land, in grass, and fenced. Subdivision 1 is rather stony.
Puniwhakau Village.
Section 1: Area, 1 rood; upset annual rent, 5s.; term, seven years.
Section 20: Area, 1 rood; upset annual rent, 10s.; term, seven years.
Level land, in grass and scrub. Section 20 is fenced on three sides.
TERMS AND CONDITIONS OF LEASE.

Six months’ rent, together with £1 1s. lease fee, must be paid on the fall of the hammer.

There are no restrictions or limitations as to the number of sections which one person may lease, and no declaration is required. Residence is not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.

Possession will be given on the day of sale.

The rent shall be payable half-yearly in advance.

The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

The land shall not be cropped or broken up, except with the written consent of the Commissioner of Crown Lands first had and obtained.

The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, or other noxious weeds or plants as may be directed by the Commissioner of Crown Lands.

The lessee of part 9, Manutahi Town, shall keep the house in repair.

The lease shall be liable to forfeiture if the lessee fails to fulfil any of the conditions of the said lease within twenty-one days after the date on which the same ought to have been fulfilled.
The reserves are described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.
Form of lease may be perused, full particulars may be ascertained, and plans obtained at this office.

NOTICE is hereby given that the undermentioned lands are open for license by discharged soldiers, under the regulations for the occupation of pastoral lands in the Karamea and Westland mining districts, and the Discharged Soldiers Settlement Act, 1915; and applications will be received at the District Lands and Survey Office, Hokitika, up to 4 o’clock p.m. on Tuesday, the 16th October, 1917.
