DESCRIPTIONS OF SECTIONS.

Section 1s.—Distant three miles from Takapau by formed
and metalled road. Level country, with terraces near
Porangahau River. Soil light loam, with shingle in places,
resting on gravel formation; watered by Porangahau Stream.
Pine plantation on west boundary. About 170 acres of this
section was in rape last spring, and the northern half of this
area has been sown in standard grasses by the Government.

Section 2s.—Distant three miles and a half from Takapau,
about half a mile of which is not yet formed. Mostly level
country, with river terraces. Soil light loam, resting on
gravel formation; watered by Porangahau Stream. General
quality of the section is fair.

Section 3s.—Distant four miles from Takapau, one mile of
which is not yet formed. Level ploughable country, with
river terraces. Soil is fair loam, resting on clay and gravel
formation; watered by Porangahau Stream and shallow well.
General quality of the section is fair.

Section 4s.—Distant four miles and a half from Takapau
and one mile from Marakeke Railway-station by formed and
metalled road. Level country, with river terraces. Soil fair
loam, resting on clay and gravel formation; watered by
Porangahau Stream. General quality of the section is fair.

Section 5s.—Distant four miles and three-quarters from
Takapau and half a mile from Marakeke Railway-station by
formed and metalled road. Level country, swampy near
frontage, and smaller swamp near back boundary. Soil good
loam, resting on clay formation; watered by swamps. Two
pine plantations along western boundary. General quality of
the section is good.

Section 6s.—Distant five miles from Takapau and a quarter
of a mile from Marakeke Railway-station. All level country.
Soil light loam in front and heavy swamp land in back;
watered by swamp and non-permanent stream. Pine plan-
tation near frontage. General quality of the section good.

Section 7s.—Distant five miles and a half from Takapau,
and adjoins Marakeke Railway-station. Generally level,
with terraces along stream. Soil good to heavy loam, resting
on clay and gravel formation; well watered by Mahara keke
Stream. General quality of the section is good.

Section 8s.—Distant three miles and a quarter from Taka-
pau by good road. All level, ring-fenced. Soil light to fair
loam, resting on clay and gravel formation; water will
probably be obtained by sinking shallow wells. Pine planta-
tion in centre. General quality of the section is fair.

Section 9s.—Distant three miles and three-quarters from
Takapau by good road. About 90 acres flat, balance gully
and easy undulating country. Soil is good loam, resting on
clay formation; watered by Awanui Stream and branch.
Pine plantation near Awanui Stream. General quality of
the section is good.

Section 10s.—Distant four miles and a quarter from Taka-
pau by good road. Mostly level, with river terraces. Soil
good loam, resting on clay formation; well watered by
Mahara keke Stream.

Section 11s.—Distant four miles and a half from Takapau,
of which one mile is by unformed road. Level to slightly
undulating, intersected by small gullies. Soil good loam,
resting on clay and gravel formation; watered by non-
permanent streams. General quality of the section is good.

Section 12s.—Distant four miles and a half from Takapau,
of which one mile is by unformed road. Level country,
intersected with small gullies. Soil good loam, resting on
clay and gravel formation; watered by Mahara keke Stream
and several non-permanent gullies. General quality of the
section is good.

Section 13s.—Distant four miles and a half from Takapau,
of which one mile is by unformed road. Undulating country,
intersected by gullies. Soil good loam, resting on clay and
gravel formation; watered by springs. General quality of
the section is good.

Section 14s.—Distant four miles and three-quarters from
Takapau, of which a mile and a quarter is by unformed road.
Level to slightly undulating country. Soil is good loam,
resting on clay and gravel formation; watered by Mahara keke
Stream. General quality of the section is good.

Section 15s.—Distant five miles from Takapau, of which
about a mile and a half is by unformed road. Country
generally level, rising towards the west. Soil is good loam,
resting on clay and gravel formation; watered by Mahara-
keke Stream. General quality of the section is good.

Section 16s.—Distant five miles and a quarter from Taka-
pau, of which about a mile and three-quarters is by unformed
road. Country level to undulating, much intersected by deep
gullies. Soil is good loam, resting on clay and gravel forma-
tion; well watered by Mahara keke and other streams.
General quality of the section is fair.

Section 17s.—Distant six miles from Takapau, of which
about two miles is by unformed road. Mostly undulating
ploughable country, intersected by gully. Soil is good loam,
resting on clay and gravel formation; watered by Mahara-
keke Stream. General quality of the section is good.

IMPROVEMENTS.

Improvements which are included in the price of the land
comprise fencing valued as follows: Section 1s, £81; Sec-
tion 2s, £37 10s.; Section 3s, £39; Section 4s, £36 15s.;
Section 5s, £37 10s.; Section 6s, £7 10s.; Section 7s,
£23 5s.; Section 8s, £150 10s.; Section 9s, £72 15s.;

NOTICE is hereby given that leases of the undermen-
tioned sections will be offered for sale by public
auction at the Courthouse, Gore, under the provisions of the
Education Reserves Act, 1908, and amendments, and sec-
tion 5 (c) of the Public Bodies’ Leases Act, 1908, on Wednes-
day, the 12th day of September, 1917, at 11 a.m.

ABSTRACT OF CONDITIONS OF LEASE.

  1. A half-year’s rent at the rate offered, together with rent
    for the broken period from the date of the sale to the 31st
    December, 1917, and lease and registration fees (£2 2s.), to
    be paid on the fall of the hammer.

  2. The term of the lease is twenty-one years, without right
    of renewal.

  3. At the end of term, lease to be offered at auction for
    further term of twenty-one years, at rent to be fixed by
    arbitration, the incoming lessee to pay the value of improve-
    ments, which is to be handed over to the outgoing lessee.

  4. No transfer or sublease allowed without consent of
    Land Board.

  5. Interest at rate of 10 per cent. per annum to be paid
    on rent in arrear.

  6. Consent of Land Board to be obtained before erecting
    any building or cutting up or subdividing the allotments.

  7. Lease will be registered under the Land Transfer Act.

  8. Lease is liable to forfeiture if conditions violated.
