Reserve in Hawke’s Bay Land District for Lease by Public Auction.

District Lands and Survey Office,
Napier, 23rd August, 1916.

NOTICE is hereby given that the undermentioned reserve will be offered for lease by public auction, for a term of fourteen years, at the District Lands and Survey Office, Napier, at 11 o’clock a.m. on Wednesday, the 11th day of October, 1916, under the provisions of the Public Reserves and Domains Act, 1908, and amendments.


SCHEDULE.

HAWKE’S BAY LAND DISTRICT.

PART Section 2, Block III, Weber Survey District: Area, 12 acres 2 roods; upset annual rental, £9 10s.

Situated on main Dannevirke-Herbertville Road about a mile from Weber Township. Originally bush land, now cleared and grassed; flat land, with good alluvial soil; well watered by Tahuakaretu Stream; road frontage fenced.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Term of lease, fourteen years, without right of renewal.
  2. One half-year’s rent at the rate offered, together with £1 1s. lease fee, must be paid on the fall of the hammer.
  3. No declaration is required. Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee.
  4. Possession will be given on date of sale, from which date the rent will commence.
  5. The rent shall be payable half-yearly in advance.
  6. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.
  7. All persons duly authorized in that behalf shall have free right of ingress, egress, and regress for such purposes as the Commissioner of Crown Lands shall deem expedient.
  8. The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land, and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, ragwort, or other noxious weeds or plants as may be directed by the Commissioner of Crown Lands.
  9. The lessee shall destroy all rabbits on the land, and he shall prevent their increase or spread to the satisfaction of the Commissioner of Crown Lands.
  10. The lessee to pay all rates, taxes, and other assessments that may become due or payable.
  11. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the lease within twenty-one days after the date on which the same ought to be fulfilled.

Education Reserve in the Hawke’s Bay Land District for Lease by Public Auction.

NOTICE is hereby given that the undermentioned section will be offered for lease by public auction, for a term of twenty-one years, with perpetual right of renewal for further successive terms of twenty-one years, at the Lands and Survey Office, Napier, at 11 o’clock a.m. on Wednesday, the 11th day of October, 1916, under the provisions of the Education Reserves Act, 1908, and amendments, and the Public Bodies’ Leases Act, 1908.


SCHEDULE.

HAWKE’S BAY LAND DISTRICT.—EDUCATION RESERVE.

SECTION 13, Block V, Tautane Survey District: Area, 217 acres; upset annual rental, £60.

Weighted with £539, valuation for improvements comprising fencing, felling, and grassing.

Originally bush country; all in grass, except 32 acres bush still standing. Situated on Wimbledon Stream, with access to Dannevirke-Wimbledon Road by 6 ft. formed bridle-track a mile in length. Undulating and hilly country; good soil, on clay and papa formation. Distant two miles from Wimbledon Post-office and a mile from public school.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. A half-year’s rent at rate offered, lease and registration fees (£2 2s.), and valuation for improvements to be paid on the fall of the hammer.
  2. Term of lease, twenty-one years from 1st January, 1917, with perpetual right of renewal for further successive terms of twenty-one years. Possession given 1st January, 1917.
  3. Rent of renewal lease to be fixed by arbitration. If lessee does not desire a new lease at the end of the term, land to be leased by auction.
  4. No transfer or sublease allowed without the consent of the Land Board.
  5. Lessee to cultivate and improve the land, and keep it clear of weeds. Creeks, drains, and watercourses to be kept open.
  6. Interest at the rate of 10 per cent. per annum to be paid on rent in arrears.
  7. Buildings which may be erected on the land to be kept in good repair and condition.
  8. No gravel to be removed from the land without the consent of the Land Board.
  9. Lessee not to carry on any offensive trade on the land.
  10. Lessee to give notice to Land Board before making any improvements.
  11. Lessee to pay all rates, taxes, and assessments.
  12. Lease liable to forfeiture if conditions are violated.

NOTICE is hereby given, in accordance with section 326 of the Land Act, 1908, that Section 5, Block IX, Hunua Survey District, containing 12 acres 1 rood 20 perches, will be disposed of under the provisions of the said Act on or after Thursday, the 19th day of October, 1916.
