GENERAL DESCRIPTION.

This block, known as Dolbel's Kaiwaka Station, lies to the north of Napier, from fifteen to thirty-two miles between the Esk River on the west and the Waikoau Stream and the Tongoio Settlement on the east.

Having been held under Native lease for the past thirty years, with no valuation for improvements, it has been allowed to go back, the fences being old and of little value; and all the sections are capable of great improvement by clearing, ploughing, and sowing.

The southern or improved portion now about to be offered is about two-thirds of the whole block, and may be said to comprise a tipped tableland from 1,000 ft. to 2,000 ft. above sea-level, the general contour of which is intersected by big deep and broad valleys, falling to within 200 ft. of sea-level, affording excellent shelter for stock. Well watered and grassed, mostly native. Generally good soil, on clay or pumice, with outcrop of limestone; with patches of manuka scrub and light bush; blackberry along the Wairoa Road face. This portion of about 15,669 acres is divided into twenty-four sections of from 448 acres to 1,250 acres.

The main Wairoa Road traverses the block near the eastern boundary for about eight miles, and it is proposed to construct a road through the centre of the block, starting from somewhere near Eskdale, thence through the Petane Block, with cross roads to join the Wairoa Road at the Elbow Hill and the flax-mill at Tutira.

The proposed East Coast Railway traverses the block, though, running along the Esk River face, it is not accessible to most of the sections. The right is reserved to take all the land required for the line without paying compensation.

Last year this block wintered 27,000 sheep and 3,000 lambs; 2,000 being carried on the unimproved portion of about 8,000 acres at present withheld from sale, and the remainder on the area of 15,669 acres now being offered.

Suitable ploughable land for root crops will be found on most of the sections, and homestead-sites on all.

The boundaries and areas of sections shown on the plan are only approximate, and are subject to revision, as the survey is incomplete. The boundaries, however, are marked on the ground. All existing tracks throughout the block must be kept open until such time as the surveyed roads are formed.

DESCRIPTIONS OF SECTIONS.

Block III, Puketapu Survey District.

Section 1.--Area, 780 acres. Altitude, from 150 ft. to 1,500 ft. Open pastoral country, comprising steep slopes and terraces fronting on the Esk River; well grassed and watered, with some scattered manuka and light bush. Good soil, on clay and papa formation, with limestone outcrop. Subdivided into paddocks, but the fences are old and of little value. Distant about eighteen miles from Napier by dray-road up the Esk River. The improvements comprise cottage, men’s quarters, wool-shed, yards, and dip; all old.

Section 2.--Area, 505 acres. Altitude, from 1,100 ft. to 1,500 ft. Open agricultural and pastoral country; well grassed and watered; comprising generally easy undulating country intersected by gullies, with scattered manuka scrub. Fair to good soil, on pumice and clay, with limestone outcrop. About half ploughable. There is a two-roomed whare and yards in the north-east corner, the value of which are included in capital value of land. Distant about eighteen miles from Napier by road, of which eight miles is unformed.

Section 3.--Area, 448 acres. Altitude, from 800 ft. to 1,200 ft. Open agricultural and pastoral country, well grassed and watered, comprising a well sheltered valley with fairly easy slope, and small flat along stream; partly ploughable, with patches of manuka scrub. Good soil, on clay, with limestone outcrop. Distant about twenty miles from Napier by road, ten miles of which is unformed.

Section 4.--Area, 497 acres. Altitude, from 750 ft. to 1,250 ft. Open agricultural and pastoral country; well grassed and watered. Comprises fairly easy well-sheltered sunny slopes intersected by gullies; partly ploughable, with patches of manuka scrub. Good soil, on clay, with limestone outcrop. Distant about eighteen miles from Napier--eight by unformed road.

Block IV, Puketapu Survey District.

Section 7.--Area, 470 acres. Altitude, from 500 ft. to 1,350 ft. Open pastoral country, with native bush in the gullies and along the Wairoa Road face. Comprises fairly easy well-sheltered sunny slopes and ridges, intersected by deep bush gully. Well watered and grassed. Good soil, on clay and limestone formation. Distant about nineteen miles from Napier by main Wairoa Road. The Wairoa County Council has the right to remove whare from this section.

Section 8.--Area, 550 acres. Altitude, from 350 ft. to 1,100 ft. Open pastoral country, with scattered manuka scrub; fairly well sheltered; from steep to easy ridges and faces; well watered and grassed. Good soil, on clay formation, with outcrop of limestone. Distant about nineteen miles from Napier by main Wairoa Road.

Section 9.--Area, 547 acres. Altitude, from 350 ft. to 1,200 ft. Open pastoral country, with some scattered manuka and light bush in the gullies, and blackberry along the Wairoa Road face; fairly easy slopes; partly ploughable; intersected by deep gullies; well watered and grassed. Good soil, on clay, with limestone outcrop. Distant about eighteen miles from Napier by main Wairoa Road.

Section 10.--Area, 630 acres. Altitude, from 100 ft. to 1,200 ft. Open pastoral country, with some scattered manuka scrub and light bush in the gullies; badly infested with blackberry along the Wairoa Road face; comprising flat-topped ridges, partly ploughable, with steep faces to the Ngaru Stream and Wairoa Road. Fair to good soil, on clay, with limestone outcrop. Well grassed and watered. Small flat for homestead-site in the stream-forks in the south-east corner. Distant about seventeen miles from Napier by main Wairoa Road.

Section 11.--Area, 690 acres. Altitude, from 400 ft. to 1,250 ft. Open pastoral country, with manuka scrub and light bush in the gullies; comprising good ridges and sunny faces; steep and precipitous towards the Te Ngaru Stream; well grassed and watered. Fair to good soil, on clay. Distant about seventeen miles from Napier--seven miles unformed.

Section 12.--Area, 725 acres. Altitude, from 100 ft. to 1,000 ft. Open pastoral country, with some manuka scrub and light bush in gullies; comprising good ridges and steep and broken faces, about half well grassed; the remainder only partly broken in; badly infested with blackberry on the Wairoa Road face. Poor to good soil, on clay, with limestone outcrop; well watered. Small flat with orchard in the south-east corner suitable for homestead-site. Distant fifteen miles from Napier by Wairoa Road.

Block XV, Maungaharuru Survey District.

Section 1.--Area, 1,250 acres. Altitude, from 500 ft. to 2,000 ft. Open pastoral country; comprising steep well-grassed slopes from the limestone range, with easy slopes partly improved; fern and manuka scrub to the Esk River intersected by gullies; well watered. Fair to good soil, on clay and pumice. Distant twenty-six miles from Napier by road, sixteen miles of which are unformed.
