NOTICE is hereby given, in accordance with section 326 of the Land Act, 1908, that Section 5, Block IX, Hunua Survey District, containing 12 acres 1 rood 20 perches, will be disposed of under the provisions of the said Act on or after Thursday, the 19th day of October, 1916.

Settlement Lands in Auckland Land District for Sale by Public Auction.

District Lands and Survey Office,
Auckland, 17th July, 1916.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction, for cash or on deferred payment, at the District Lands and Survey Office, Auckland, at 11 o’clock a.m. on Friday, 27th October, 1916, under the provisions of the Land Act, 1908, the Land for Settlements Act, 1908, and amendments.


SCHEDULE.

AUCKLAND LAND DISTRICT.—TAUTARI SETTLEMENT.—WEST TAUPŌ COUNTY.

SECTION 3, Tautari Village: Area, 5 acres; capital value, £60.

Weighted with £80, valuation for improvements consisting of small house, grassing, and fencing. £50 may remain on mortgage to the State Advances Office.

Section 4, Tautari Village: Area, 5 acres; capital value, £80. Weighted with £10, valuation for fencing and small shanty.

Altitude, about 550 ft. above sea-level. Undulating land; 1½ acres of Section 3 ploughed and grassed; balance of sections fern and grass intermixed. Soil light loam of medium quality, well watered by running stream. Distant eighteen miles from Kihikihi by well-formed cart-road.

SELWYN SETTLEMENT.—MATAMATA COUNTY.

Section 92, Block III, Patetere North Survey District: Upset price, £4.

Low-lying land, covered with manuka and furze, mostly under water. Distant about two miles and a half from Okoroire Hot Springs and hotel by formed road.

TERMS OF SALE.

The purchaser may pay for the land in cash or by deferred payments extending over a period of nineteen years. The terms are:—

(1.) Cash.—One-fifth of the purchase-money on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter.

(2.) Deferred Payments.—5 per cent. of the purchase-money and license fee (£1 1s.) on the fall of the hammer; balance by equal annual instalments extending over nineteen years with interest payable half-yearly at the rate of 5 per cent. per annum on the unpaid purchase-money, but with the right to pay off at any time the whole or any part of the outstanding amount.

In either case if the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount (if any) already paid shall be forfeited and the contract for the sale of the land be null and void.

Titles will be subject to section 60 of the Land Laws Amendment Act, 1912.

The valuations for improvements must be paid with the deposit on the fall of the hammer, but in the case of Section 3 £50 of the amount may be allowed to remain on mortgage.

Full particulars may be obtained on application at the District Lands and Survey Office, Auckland.

Education Reserves in Otago Land District for Lease by Public Auction.

Dunedin, 12th July, 1916.

NOTICE is hereby given that the education reserve described in the Schedule hereto will be offered for lease by public auction at the District Lands and Survey Office, Dunedin, at 11 o’clock a.m. on Wednesday, 23rd August, 1916, under the provisions of the Education Reserves Act, 1908, and amendments. and the Public Bodies Leases Act, 1908.


SCHEDULE.

OTAGO LAND DISTRICT.—TOWN OF CLYDE.

SECTION 18, Block X: Area, 1 rood; upset annual rent, 10s. Weighted with £44 10s., valuation for fencing, fruit-trees, and removal of stones.

Level land, quite convenient to school, post-office, and railway-station.

ABSTRACT OF CONDITIONS OF LEASE.

  1. Possession will be given on day of sale, and the term of the lease will commence from 1st January, 1917.

  2. A half-year’s rent at the rate offered, and rent for the broken period between date of sale and 31st December, 1916, lease and registration fee, and valuation for improvements, to be paid on the fall of the hammer.

  3. The term of the lease is twenty years and six months, without right of renewal.

  4. At the end of term lease to be offered by auction for further term of twenty-one years at rent to be fixed by arbitration, the incoming lessee to pay the value of the improvements, which is to be handed over to the outgoing lessee.

  5. No assignment or sublease without consent.

  6. Interest at the rate of 10 per cent. per annum to be paid on rent in arrear.

  7. Consent of the Land Board to be obtained before subdividing, erecting any buildings, or effecting other improvements.

  8. Lease is liable to forfeiture if conditions violated.

Education reserves are included in the classes of land on which, with the approval of the Advances Board, money may be advanced by the State Advances Office.

The reserve is described for the general information of intending bidders, who are recommended, nevertheless, to make a personal inspection, as the Department is not responsible for the absolute accuracy of any description.

The value of the improvements must be paid for in cash immediately upon the fall of the hammer.

Form of lease may be perused and full particulars obtained at this office.

Opening Settlement Land in Wellington Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Wellington, 23rd June, 1916.

NOTICE is hereby given, in pursuance of section 21 of the Land Laws Amendment Act, 1913, that the undermentioned land is open for selection on renewable lease; and applications will be received at the District Lands and Survey Office, Wellington, up to 4 o’clock p.m. on Wednesday, the 26th July, 1916.

The ballot will be held at the District Lands and Survey Office, Wellington, on Thursday, the 27th July, 1916, at 2.30 o’clock p.m.

Preference will be given to soldiers (either discharged or on active service) and to landless applicants who have children dependent on them or who have within the preceding two years applied for land at least twice unsuccessfully.

The application of any single man of military age may be refused by the Land Board, unless he can produce evidence of rejection from service by the military authorities.


SCHEDULE.

WELLINGTON LAND DISTRICT.—MAKARA COUNTY.—BELMONT SURVEY DISTRICT.—PAPARANGI SETTLEMENT.

First-class Land.

SECTION 21, Block XII: Area, 1 acre 0 roods 37 perches; capital value, £185; half-yearly rental, £4 3s. 3d.

Weighted with £275, valuation for improvements.

Situated near the north boundary of Johnsonville Township, the access being from Johnsonville Railway-station,
