Land Lease Notices




  1. Rent, 4 per cent. per annum on the capital value, payable in advance on 1st January and 1st July in each year.

  2. Applicants to be seventeen years of age and upwards.

  3. Applicants to furnish with applications statutory declaration, and, on being declared successful, deposit £1 1s. (lease fee) and a half year's rent. Rent for the broken period between date of lease and 1st January or 1st July following is also payable.

  4. Applications made on the same day are deemed to be simultaneous.

  5. Order of selection is decided by ballot, preference being given to soldiers, either discharged or on active service, and landless applicants with children dependent on them or who have within preceding two years been twice unsuccessful at former ballots. Applications will not be accepted from single men of military age, unless accompanied by a certificate from the Defence Department of rejection from military service.

  6. Successful applicants to execute lease within thirty days after being notified that it is ready for signature.

  7. Lessee to reside continuously on the land for ten years, and pay all rates, taxes, and assessments.

  8. Improvements.—Lessee is required to improve the land within one year to the value of 10 per cent. of the price; within two years, to the value of another 10 per cent. of the price; and thereafter, but within six years, to the value of another 10 per cent. of the price. In addition to the foregoing, and within six years, improvements are also to be effected to the value of £1 for every acre of first-class land, 10s. for every acre of second-class land, and 2s. 6d. for every acre of third-class land.

  9. Transfer not allowed until expiration of second year of lease, except under extraordinary circumstances, and then only with permission.

  10. Roads may be taken through the lands at any time within seven years; twice the original value to be allowed for area taken for such roads.

  11. Lease is liable to forfeiture if conditions are violated.

Onairo Domain, Taranaki Land District, for Lease by Public Auction.

District Lands and Survey Office,

NOTICE is hereby given that the undermentioned domain will be offered for lease by public auction, under the provisions of the Public Reserves and Domains Act, 1908, and amendments, at the District Lands Office, New Plymouth, on Wednesday, 26th April, 1916, at 11.30 o'clock a.m.

SCHEDULE.

TARANAKI LAND DISTRICT.—BLOCK III, WAITARA SURVEY DISTRICT.—ONAIRO DOMAIN.

SECTION 8: Area, 6 acres; upset annual rental, £10; term, fourteen years.

TERMS AND CONDITIONS OF LEASE.

  1. Lease fee, £1 1s., and half-year's rent shall be paid upon the fall of the hammer.

  2. Possession will be given on the day of sale.

  3. The lease shall be for the term specified, but shall be subject to termination by twelve months' notice in the event of the land being required by the Government.

  4. The rent shall be paid half-yearly in advance.

  5. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

  6. The lessee will not be allowed to fell, cut down, or destroy in any way any tree or shrub that may be upon the reserve, and he must prevent stock from trespassing on the portion of the reserve containing bush.

  7. The lessee will at all times during the said term keep in good repair and condition, to the satisfaction of the Commissioner of Crown Lands, all hedges, fences, and gates in, upon, and about the said land, and shall so yield them up at the expiration of the term.

  8. The lessee shall prevent the growth and spread of gorse, broom, and sweetbrier on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbrier, broom, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.

  9. The lease shall be liable to forfeiture in case the lessee should fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to be fulfilled.

  10. The public shall at all times have the free right of ingress, egress, and regress over the land comprised in the lease for bona fide recreation, but no person shall trespass with dog or firearms on the said land.

  11. No buildings shall be erected on any portion of the domain.

  12. The lessor shall have the right at any time to plant trees on the domain, or to fence off a portion for a football or cricket ground or a ground for sports of any kind, and the rent shall be reduced in proportion to the area taken.

Settlement Land in Canterbury Land District for Selection on Renewable Lease.

District Lands and Survey Office,
Christchurch, 15th March, 1916.

NOTICE is hereby given that the undermentioned land is open for selection on renewable lease under the provisions of the Land Act, 1908, and the Lands for Settlements Act, 1908, and amendments; and applications will be received at this office up to 4 o'clock p.m. on Tuesday, 2nd May, 1916.

Applicants will have to appear personally before the Land Board for examination at this office on Thursday, 4th May, 1916, at 11 o'clock a.m.

The ballot will be held at the conclusion of the examination. Preference will be given to soldiers, either discharged or on active service, and to applicants with children dependent on them or who have within the preceding two years applied for land at least twice unsuccessfully.

SCHEDULE.

CANTERBURY LAND DISTRICT.—DRAYTON SETTLEMENT.—PAPARUA COUNTY.—ROLLESTON SURVEY DISTRICT.

SECTION 1, Block XII : Area, 125 acres 2 roods 24 perches; half-yearly rental, £25.

Rent per acre per annum, 7s. 11½d.; half-yearly rental, £25.

Weighted with £325, valuation for improvements consisting of house, sheds, garden, orchard, and 32 chains of fencing.

All flat agricultural land that has been recently cropped. Somewhat light soil, on clay and gravel subsoil; watered by water-races. About two miles and three-quarters from Templeton Railway-station by good road.

The improvements that go with the land are 238 chains of boundary and subdivision fences, valued at £88 6s.

Pastoral Run in Otago Land District open for License.

NOTICE is hereby given that the undermentioned pastoral run is open for license; and applications will be received at this office up to 4 o'clock p.m. on Tuesday, 9th May, 1916, under the provisions of the Land Act, 1908, and amendments.

Applicants will have to appear before the Land Board for examination at the District Lands and Survey Office, Dunedin, at 11 o'clock a.m. on Wednesday, 10th May, 1916.

The ballot will be held at the same place at the conclusion of the examination of applicants.

SCHEDULE.

OTAGO LAND DISTRICT.—VINCENT COUNTY.—MID. HAWEA, MID. WANAKA, AND UPPER HAWEA SURVEY DISTRICTS.

RUN 338A, Class A : Area, 19,750 acres; term, twenty-one years; annual rental, £20.

Situated on the western shore of Lake Hawea, about forty-eight miles from the Town of Cromwell. There is a good road from Cromwell to within twelve miles of the run. The nearest post-office is at Hawea Flat, which is about sixteen miles distant. The run comprises mountain slopes and spurs, which are fairly well grassed with tussock and native grasses. A few small areas could be cultivated. The country is suitable for grazing sheep and cattle. Altitude, 1,100 ft. to 6,000 ft. above sea-level. Well watered by numerous streams.

Possession will be given on the day of ballot.
