SCHEDULE.

WESTLAND LAND DISTRICT.—WESTLAND COUNTY.

Karangarua Survey District.

PART E.E., Reserve 120, Block IX : Area, 400 acres; capital value, £300; upset annual rent, £12.

Weighted with £200, valuation for clearing, grassing, and fencing.

Situated about four miles from Karangarua Post-office by main South Road for three miles, and thence by unformed road through Native freehold land. Comprises about 200 acres flat land of good quality, carrying bush of totara, black-pine, ribbon-wood, and scrub, remainder being hillside covered with heavy mixed bush. Some 100 acres of the flat land has been cleared, and of this 70 acres is in grass. Well watered by creeks. Suitable for pastoral purposes.

Wataroa Survey District.

Lot 1 of E.E. Reserve 123, Block I : Area, 443 acres 2 roods; capital value, £340; upset annual rent, £17.

Weighted with £125, valuation for improvements consisting of clearing, grassing, and some fencing.

Situated on the south side of the Waitangi-taona River, about a mile from the mouth of the river and nine miles from Matainui Post and Telephone Office and cheese-factory —by metalled road for five miles, and thence by river-bed and bush-track. Comprises about 150 acres dry scrub land of good quality along the bank of the river, of which some 70 acres has been cleared and grassed, the balance being wet and swampy. A large proportion of the area is liable to flood.

ABSTRACT OF TERMS AND CONDITIONS OF LEASE.

  1. Rent at the rate bid for the period from date of sale to 31st December, 1917, together with £2 2s. lease fee and the amount of the valuation for improvements, to be deposited on the fall of the hammer.

  2. Possession will be given on the day of sale.

  3. Rent is payable half-yearly in advance. Interest, 10 per cent. per annum, to be paid on rent in arrear.

  4. Term of lease is twenty-one years, with perpetual right of renewal for successive terms of twenty-one years.

  5. Rent of renewal lease to be fixed by arbitration. If lessee does not desire new lease at end of any term, land to be leased by auction. The incoming lessee to pay the value of the improvements, which is to be handed over to the outgoing lessee, less any sums due to the Crown.

  6. No transfer or sublease allowed without consent.

  7. Lessee to cultivate and improve the land, and keep clear of weeds. Creeks, drains, and watercourses to be kept open.

  8. Buildings on land to be kept in good order, repair, and condition.

  9. No gravel to be removed from land without consent of the Land Board.

  10. Lessee not to carry on any offensive trade.

  11. Lessee to give notice to Land Board before making improvements.

  12. Lessee to pay all rates, taxes, and assessments.

  13. Lease is liable to forfeiture if conditions are violated.

NOTICE is hereby given that the undermentioned lands will be offered for sale by public auction at the District Lands and Survey Office, Invercargill, at 11 a.m. on Thursday, 22nd February, 1917, under the provisions of the Land Act, 1908, and amendments.

Section 19 : Area, 1 rood; upset price, £2 10s.

Section 20 : Area, 1 rood; upset price, £2 10s.

Section 22 : Area, 35 perches; upset price, £2 10s.

Section 23 : Area, 1 rood; upset price, £2 10s.

Situated on main road about one mile from Waikawa Harbour. Bush land, slightly undulating and partly swampy.

Wallace County.—Rural Land.—Pahia Village.

Section 24 : Area, 6 acres 0 roods 14 perches, upset price, £5.

Section 25 : Area, 6 acres 0 roods 14 perches; upset price, £5.

Half a mile from Pahia Railway-station; land nearly flat, bush-clad, and more or less swampy. Access by unformed road, but fit for wheel traffic.

Southland County.—Rural Land.—Mabel Hundred.

Section 47, Block IV : Area, 9 acres 2 roods 29 perches; upset price, £12 2s. 6d.

Land in original state, partly covered with stunted flax and manuka. Mostly level land; poor soil. Situated about a mile and a half from Mabel Post-office and eight miles from Woodlands. Access by gravelled road, with exception of last half-mile, which is unformed.

Southland County.—Forest Hill Hundred.

Section 401, Block IV : Area, 2 acres 1 rood; upset price, £3.

Section adjoins Upper Hedgehope school-grounds. Land of fair quality, all ploughable. Situated two miles and a half from Hedgehope Post-office, dairy-factory, and school. Access by metalled road for two miles, remainder formed.

Wallace County.—Rural Land.—Jacob’s River Hundred.

Section 58, Block XIX : Area, 18 acres 0 roods 31 perches; upset price, £60.

Sections 59 and 60, Block XIX : Area, 21 acres 2 roods 8 perches; upset price, £120.

Section 61, Block XIX : Area, 3 acres 0 roods 35 perches; upset price, £15.

Section 62, Block XIX : Area, 3 acres 0 roods 16 perches; upset price, £15.

Section 58 is weighted with £20, valuation for cottage of four rooms. A valuation of the improvements on Sections 59 and 60 will be made, and will be payable by purchaser. Section 61 is weighted with £55, value of cottage of three rooms and outbuildings. Section 62 is weighted with £50, value of cottage of three rooms and outbuildings.

Altitude varies from 5 ft. to 60 ft. above sea-level, and is undulating to level land with good soil. All sections used as building-sites. Access by surveyed road, and situated between six and seven miles from Riverton.

TERMS OF SALE.

The purchaser may pay for the land in cash or by deferred payments extending over a period of nineteen years. The terms are—(1.) Cash: One-fifth of the purchase-money on the fall of the hammer, and the balance, with Crown-grant fee (£1), within thirty days thereafter. (2.) Deferred payments: 5 per cent. of the purchase-money, and license fee (£1 1s.), on the fall of the hammer; balance by equal annual instalments extending over nineteen years, with interest payable half-yearly at the rate of 5 per cent. per annum on the unpaid purchase-money, but with the right to pay off at any time the whole or any part of the outstanding amount. The valuations for improvements must be paid on the fall of the hammer.

If the purchaser fails to make any of the prescribed payments by due date, whether of purchase-money or interest, the amount already paid shall be forfeited, and the contract for the sale of the land be null and void.

Titles will be subject to Part XIII of the Land Act, 1908.
