SCHEDULE.
All that area in the Auckland Land District, containing by admeasurement 3 acres and 29 perches, more or less, being Section 1, Block VII, Kawhia North Survey District. Bounded towards the north by the Kawhia-Pirongia Road, 241.7 and 249.5 links; towards the east by Pirongia West No. 1 Section 2H (Hapairae) Block, 403.9 links; towards the south-east generally by Kaiwaka Creek ; and towards the north-west by Oparau River : be all the aforesaid linkages more or less : as the same is delineated on the plan marked L. 57628/42A, deposited in the Head Office, Department of Lands, at Wellington, and thereon edged red. Opening Lands in Wellington Land District for Sale or Selection.
ISLINGTON, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1908, I, John Poynder Dickson-Poynder, Baron Islington, the Governor of the Dominion of New Zealand, do hereby declare and provide as follows, that is to say :—

  1. The rural lands enumerated in the Schedule hereto are hereby set apart for disposal by way of sale or selection on Tuesday, the fifth day of September, one thousand nine hundred and eleven, at the respective prices specified in the said Schedule, and shall be deemed to be “heavy-bush land.”
  2. The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on renewable lease; provided that in the case of lands containing or supposed to contain any metal, mineral, or valuable stone, they shall be selected on renewable lease only and shall not be purchased for cash.
  3. No general rate shall be levied or collected by any local authority from the said lands for a period of two years from the date from which in each case respectively such lands are disposed of, and no local authority shall have power to levy or collect any such rate from such lands during such period.
  4. After the first half-year's rent has been paid by the selector the further instalments of rent payable by him for a period of two years shall not be demanded ; provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land, the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

    LOCALITY AND DESCRIPTION.
    This block is situated on the southern side of the Retaruke River, about twenty miles west of Raurimu, on the North Island Main Trunk Railway, and immediately north of the Mangatiti and Riariaki Blocks, which were disposed of in 1910.
    The principal means of access to the block is by way of the Kaitieke-Retaruke Road from Raurimu. This road is formed for a distance of fifteen miles as a dray-road, and is continued as a bridle-track to its termination at the Wanganui River.
    The southern portion of this block may be approached from Raetihi by way of the Raetihi-Ohura Road, which is formed as a dray-road for about fourteen miles, and for the remaining distance there is a bridle-track part of the way, and part is survey pack-track.
    Access is also easily obtained by way of Wanganui River by the Wanganui-Taumarunui River service.
    The steamers leave Wanganui on Monday, Wednesday, and Friday, and Taumarunui on Tuesday, Thursday, and Saturday during the summer. There is a landing near the mouth of the Retaruke River, and from the landing a bridle-track is formed up the Retaruke Valley, and connects with the dray-road leading to Raurimu Railway-station, a distance of about thirty miles.
    From the boat-landing to the nearest point of the block is about two miles, and three miles further along is the main camp of the surveyors at work on the block.
    There are several horse-tracks which have been cut by the survey parties traversing the block. These tracks will be found very useful until the roads are formed, and it will be a condition under which the sections are taken up that these pack-tracks be kept open by the selectors until other road access is provided.
    The land generally is hilly throughout, with some flats in the valleys and small areas of flat land in the western portion of the block.
    The soil is from fair to good, on a papa-and-sandstone formation.
    There is a narrow fringe of land along the Retaruke River on which there is a pumice deposit, and in most places there is a mixture of good soil with the pumice, which takes grass well.
    The whole of the land is covered with fairly heavy forest consisting of tawa, rimu, rata, tawhero, hinau, rewarewa, matai, and kahikatea, with beeches (Fagus fusca and Fagus solandri) on summits of ridges.
    There is generally enough totara and other timber for fencing purposes scattered throughout the block.
    The undergrowth is somewhat dense, and consists of karamu, mahoe, hangihangi, kotukutuku, horopito, mahoe, rangiora, supplejack, ferns, &c.
    The altitude of the block ranges from 600 ft. to 2,300 ft. above sea-level.
    The section subdivision lines are generally along ridges or other carefully selected lines.
    As witness the hand of His Excellency the Governor, this twenty-first day of June, one thousand nine hundred and eleven.
