Altitude, 50 ft. to 300 ft. above sea-level. Undulating to slightly broken country; about 20 acres swamp; about 30 acres light mixed forest; balance open land covered with fern and manuka scrub. Soil of medium quality, inferior on ridges, on limestone and sandstone formation; well watered. Situated about six miles from Oparau—five miles formed cart-road and one mile 6 ft. bridle-track. The section can also be reached by launch from Kawhia up the Awaroa River.

As witness the hand of His Excellency the Governor, this fourth day of February, one thousand nine hundred and eleven.

Opening Lands in Auckland Land District for Sale or Selection.

ISLINGTON, Governor.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1908, I, John Poynder Dickson-Poynder, Baron Islington, the Governor of the Dominion of New Zealand, having received the report of the Under-Secretary in this behalf, as provided by section one hundred and fifty-four of the said Act, do hereby declare that the lands described in the Schedule hereto shall be open for sale or selection on Monday, the twenty seventh day of March, one thousand nine hundred and eleven; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase, or on renewable lease; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of the Land Act, 1908.

Altitude, 400 ft. to 420 ft. above sea-level. Level to undulating land, covered with fern. Soil of fair quality of a sandy nature, on pumice formation; well watered. Situated about four miles from Waimana Post-office, by Waimana-Nukuhou dray-road.

Opening Settlement Lands in Wellington Land District for Selection.

ISLINGTON, Governor.

IN pursuance and exercise of the powers and authorities conferred upon me by the Land Act, 1908, and the Land for Settlements Act, 1908, I, John Poynder Dickson-Poynder, Baron Islington, the Governor of the Dominion of New Zealand, do hereby declare that the settlement lands described in the Schedule hereto shall be open for selection on renewable lease on Wednesday, the twenty-ninth day of March, one thousand nine hundred and eleven, at the rentals mentioned in the said Schedule; and I do

also declare that the said lands shall be leased under and subject to the provisions of the said Acts.

WELLINGTON LAND DISTRICT.—HUTT COUNTY.—BELMONT SURVEY DISTRICT.-NORMANDALE SETTLEMENT.

Weighted with £200 14s., valuation for improvements. This section is situated west of Raro Road. Access is from Lower Hutt, two miles distant, by metalled dray-road in good order. The section comprises easy sloping land on road frontage, and steep between Korokoro Stream and western boundary. Tauhinu, fern, and St. John's wort appear in places. The soil is of a light clay nature on a rotten-rock formation. A few dead trees are standing throughout the area and some secondary growth appears in gullies. The section is well watered by the Korokoro Stream. Elevation ranges from about 350 ft. to 700 ft. above sea-level. The value of felling and grassing is included in the capital value of the land. Other improvements, not included in the capital value, which must be paid for in cash, comprise 72 chains fencing, road access to house, plantation, &c., and house (four rooms, sawn timber, iron roof, double brick chimney), valued at £200 14s.

Weighted with £104, valuation for improvements. This section is situated on the west side of the Belmont Road. Access is from Lower Hutt, two miles distant, by metalled dray-road in good order. The section comprises hilly land, sloping westerly towards the Raro Road; generally the land is overrun with gorse. The soil is of a light nature on a rock formation. The section is well watered by running streams. Elevation ranges from about 400 ft. to 900 ft. above sea-level. The improvements comprise felling and grassing (£156) which are included in the capital value of the land. Other improvements not included in the capital value, and which must be paid for in cash, are 60 chains of fencing; house of three rooms (unfinished), out-house, cow-shed with concrete floor, &c., valued at £104.

Weighted with £623 7s., valuation for improvements. This section is situated on the west side of the Belmont Road. Access is from Lower Hutt, two miles distant, by metalled dray-road in good order. The section comprises gentle-sloping grassed land, and the soil is of a light nature resting on a rocky formation. A small patch of light bush remains standing at back, comprising hinau, tawa, &c. The section is indifferently watered by running stream at back. Elevation ranges from about 650 ft. to 850 ft. above sea-level. The improvements comprise felling and grassing (£80) which are included in the capital value of the land. Other improvements not included in the capital value, and which must be paid for in cash, comprise 77 chains of fencing, road-formation giving access to section, orchard, plantation, &c., shed, stable (timber, iron roof), house (six rooms with conveniences, timber, iron roof, brick chimneys, and verandah), the whole valued at £623 7s.

This section is situated to the east of the Belmont Road. Access is from Lower Hutt Railway-station, one mile and three-quarters distant, by metalled dray-road in good order. Hilly land. The bush has been felled many years ago, the pasture now being old. Gorse and fern appear throughout the area. The soil is of fair quality on rotten rock and clay formation. Indifferently watered by small streams. Elevation ranges from about 800 ft. to 900 ft. above sea-level.

Weighted with £115, valuation for improvements. This section is situated on the east side of the Belmont Road. Access is from Lower Hutt, one mile and a quarter distant, by metalled dray-road in good order. The section comprises hilly land, steep in places, with easy spurs throughout. Gorse, tauhinu, and fern appear throughout the area. The soil is of fair quality, inclined to be light, on rotten-rock formation. The land has been felled and grassed. Pasture is now old. Indifferently watered by small streams. Elevation ranges from 350 ft. to 600 ft. above sea-level. The value of felling and grassing is included in the capital value of the land. Other improvements, not included in the capital value, which must be paid for in cash, comprise clearing gorse and tauhinu, house (lean-to, three rooms, sawn timber, iron roof, double brick chimney), the whole valued at £115.
