TERMS AND CONDITIONS OF LEASE.

  1. Six months’ rent, and £1 1s. lease fee, must be paid by the successful bidder on the fall of the hammer.
  2. No declaration is required. Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.
  3. Possession will be given on the day of sale.
  4. The lease shall be for the term specified, but shall be subject to termination by twelve months’ notice in the event of the land being required by the Government.
  5. The rent shall be paid half-yearly in advance.
  6. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.
  7. The lessee shall prevent the growth and spread of gorse, broom, and sweetbriar on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbriar, broom, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.
  8. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to be fulfilled.

GENERAL DESCRIPTION.

The Sloane Settlement is situated from three-quarters of a mile to a mile and a half from the Belfast Railway-station, on the northern trunk railway-line, by a good road. Belfast is distant nine miles from Christchurch by rail. The property has been acquired by the Government for the purpose of providing working-men and others engaged in the industries established at and near Belfast with small lots on which to settle permanently and make homes for themselves and their families. The rents are reasonable and the terms secure. The settlement adjoins the property of the Canterbury Frozen Meat Company, and is close at hand to the company’s freezing-works and other industries established at and in the vicinity of Belfast.

The quality of the land is good, being alluvial deposit on a substratum of shingle. The land is practically level, with a slight fall to the Kaputone Stream. Excellent crops of potatoes, onions, oats, clover, &c., have been grown on the property. All the sections, with the exception of Nos. 2, 3, 12, and 13, have frontages to Kaputone Stream. There are artesian bores on Sections 3 and 12, and a well on Section 11. Water can be obtained on any of the sections by sinking a short distance. The fences along the frontages of Sections 3, 4, 5, 12, and 13 are erected on the public road, and the obligation of removing them to the legal boundaries is imposed on the tenants.

Section 5 contains a good barn and cow-byre, and shed, and as part of the latter is standing on the road it will have to be removed when the Commissioner of Crown Lands or the local body so directs. Section 12 contains a comfortable cottage of five rooms, with conveniences, valued at £185, repayable by the tenant in cash, or in twenty-one years by half-yearly instalments of £7 4s. 4d.
