General Description.

The south-east end of the settlement is seventeen miles distant by road from Gisborne. Most of this distance, with the exception of about two miles, is good metalled road. The Wharekopae and Totangi Roads leading through the estate are already formed with the exception of a few short deviations from the old lines. The Taumatapoupou and Ngatapa-Ormond Roads will shortly be formed as far as necessary to give access to the sections abutting thereon.

The settlement comprises some good flats and downs, but is chiefly hilly land at an elevation between 150 ft. and 1,200 ft. above sea-level. The steepest of the ridges are not difficult of access, and horses can be ridden over nearly the whole area. The climate is equable, and the estate fairly well watered throughout. In very dry summers water may be scarce on the higher parts. A portion of the flats are occasionally flooded during exceptionally heavy rainfalls.

The flats consist of good alluvial soil, the hills of friable marl with a slight admixture of pumice, resting generally on a rubbly papa subsoil. In places the proportion of pumice is greater and the subsoil somewhat stiff and a little cold. The land was originally covered with manuka scrub and light bush, most of which has been cleared, and the land sown with English grasses. The pasture is a mixture of the native danthonias and English grasses, the latter being more predominant where the land has been stocked with cattle. As an indication of what can be done with even the poorest of the estate, the paddock in front of the homestead can be taken as an example. This is said to have formerly looked the poorest of the whole estate.

Sites have been reserved for a creamery, school, stock-paddock, and other purposes.

The estate is within the Gisborne Harbour Board rating-area, but at present the Harbour Board does not levy any rates.

Until quite recently it has been farmed as part of a large run, and the paddocks are consequently large. With smaller holding better results may be expected, but even now it is said to winter about 9,500 sheep and 2,000 head of cattle, &c.

The estate is very free from noxious weeds. The buildings, with the exception of part of the old homestead and cookhouse, are in very good order, the greater part having only been erected about seven or eight years. The fences also have been kept in good condition.

The successful applicants can take immediate possession.

The present owner has, however, the right to graze stock till the 31st March, 1910, but probably will not exercise this privilege.
