and loose-box, the whole of these improvements being valued
at £380. On Section 7, woolshed and yards, with concrete
foot-rot trough, valued at £50. All the above-described
buildings may be paid for by instalments extending over
a period of fourteen years.

The improvements which are included in the prices of the
sections are as follow:

Section 4, 31½ chains of road-boundary fencing; total
value, £3 17s. 6d. Section 5, half value of 16¼ chains of
boundary-fencing; total value, £2 2s. Section 6, half value
of 15 chains of boundary-fencing, and the whole value of
24 chains of road-boundary fencing, and 60 chains of sub-
division-fencing; total value, £22 17s. 6d. Section 7, half
value of 32 chains of boundary-fencing, and the whole value
of 10 chains of subdivision-fencing; total value, £5 5s.
Section 8, half value of 34½ chains of boundary-fencing, and
the whole value of 8 chains of subdivision-fencing; total
value, £5 6s. 3d. Section 9, half value of 66 chains of
boundary-fencing, and the whole value of 37 chains of subdivision-fencing; total value, £20 9s. Section 10, half value
of 31½ chains of boundary-fencing, and the whole value of
15½ chains of subdivision-fencing; total value, £11 12s. 6d.
Section 11, half value of 21 chains of boundary-fencing, and
the whole value of 37 chains of subdivision-fencing; total
value, £13 6s. 6d. Section 12, half value of 27½ chains of
boundary-fencing, and the whole value of 26 chains of
boundary-fencing, and 65 chains of subdivision-fencing;
total value, £20 5s. 6d. Section 13, half value of 48½ chains
of boundary-fencing, and the whole value of 19 chains of
boundary-fencing; total value, £14 5s.

GENERAL DESCRIPTION.

The Town of Pipiroa is situate in Hauraki Plains, on the
west bank of the Piako River. The nearest access is by
launch or steamer, &c., from Thames, which is distant about
seven miles. Through-access roads from Pokeno and Waerega Railway-stations pass directly through the town to
Pipiroa Wharf, and then continue from the Kopuarahi Wharf
to Turua and Kerepeehi, these roads being now under construction.

The town lands are partly drained alluvial clay-deposit,
and covered with native grass, manuka, and some mangrove.
Some of the sections have small, dried-up watercourses
through them, which can, however, be readily filled in.

The suburban lands are also partly drained alluvial clay-
deposit, and the vegetation consists of light and heavy manuka
in places, raupo, cabbage-trees, native grasses, &c. There
are a few dried-up watercourses passing through some of the
sections, which can, however, be readily filled in.

The rural lands are similar in character to the suburban
sections.

The roads will be duly formed and stopbank and other
protective works maintained for a period of two years by the
Department.
