THE NEW ZEALAND GAZETTE.
The minimum area that can be selected is 25 acres. On approval of applications survey fees will require to be deposited in accordance with the scale of fees for the survey of Crown lands. Survey fee is credited to the lessee as rent paid in advance.
All applications are subject to the approval of the Land Board, and applicants who are landless within the meaning of the Land Act shall have preference in the ballot.

Bush land, somewhat steep and broken in places. The timber generally is birch. The soil is light and good. General aspect is southerly. Situated within easy distance of the Catlin's Railway, which is now in course of construction. The north-east corner of Block VII is about eight miles from Owaka Railway-station.

GENERAL DESCRIPTION.
Clandeboye Settlement has a frontage of nearly two miles, extending along the left bank of the Orari River to a point distant about a mile in a direct line from the sea. The westernmost corner of the settlement is about six miles in a north-easterly direction from the railway-station at Temuka, the latter being on the Main Trunk Railway line, Christchurch to Dunedin, about eighty-nine miles from Christchurch, or eleven miles from the seaport town of Timaru. Winchester Railway-station, which is four miles northward from Temuka, is about six miles and a half from the western end of the settlement. The main roads leading to both Temuka and Winchester are well formed and metalled.
The land included in the settlement is flat; the soil generally is a rich, deep alluvial loam. The lower river-flats along the bank of the Orari River are of lighter quality.
There is a river-protective embankment along the frontage of Sections 9, 10, and 11, and other portions of the frontage are protected by willow and other plantations.
The sections, with the exception of Nos. 4, 5, and 13, have water frontage to the Orari River. Sections 4 and 5 are intersected by a good permanent stream of water, which also serves Sections 6 and 7 before flowing into the Orari River. There is a water-hole on the south-eastern road frontage of Section 13.
On Section 7 there is 9¼ acres of turnips, and 29 acres has had a crop of rape recently fed off. On Section 8 there is 7½ acres of turnips, and 20 acres has had a crop of rape recently fed off. On Section 9 there is 23½ acres in turnips, and 4½ acres in mangolds, and about 31 acres has had a crop of rape recently fed off. On Section 10 there is 6 acres in fallow after a crop of rape. On Section 12 there is 20 acres of wheat-stubble, and on Section 13 about 54 acres of wheat and oat stubble. The remainder of the settlement generally is in good grass and clover.
The allotments are excellently adapted for use as dairy farms. There is a creamery in the neighbourhood of the settlement, worked in conjunction with the dairy factory at Timaru. The creamery referred to is situated about half a mile from the north-eastern corner of Allotment 4. The Clandeboye Public School is situated a few chains distant from the creamery.
The road forming the north-eastern boundary of the settlement will be formed and metalled by the Government in due course.
IMPROVEMENTS.
The buildings on Sections 4, 6, and 7 are not included in the prices of those sections, but are to be paid for separately by instalments. They are as follow:-
