The altitude varies from 90 ft. at the main Palmerston to Otago Central Road to about 900 ft. towards the north-western portion of the estate.

The land varies considerably in character. About 640 acres is excellent agricultural land, fit for any class of farming. The greater portion of this was in grain this season, and produced splendid crops. About 700 acres is lighter soil, which has been cropped, and is now down in grass. The balance is generally in its native state, but much of it may be cultivated. It is good, sweet, safe grazing land, the climate being temperate and considered one of the healthiest in Otago.

The natural water-supply is fairly good, although in dry seasons it may be necessary to conserve a supply by the aid of tanks and dams.
