undermentioned Crown land will be submitted to public auction, under the provisions of “The Land Act, 1892,” at this office, on Wednesday, the 12th day of June, 1907, at 11 o’clock a.m.

Conditions and Terms of Sale.

Highest bidder to become the purchaser; the bidding to be on the upset annual rental.

Rent payable yearly in advance; the first year’s rent to be paid on the fall of the hammer.

The lease will be disposed of subject to the existing flax-cutting rights held by the Paeroa Flax-mill Company, and possession will not be given to purchaser until the expiration of same—viz., 1st January, 1908—and the new lease will commence from this date.

The lessee is required to expend at least £100 within the first year in drainage on this land, and all drainage schemes of any kind must be approved by the Commissioner of Crown Lands.

All flax planted and other flax growing on the ground becomes the property of the Crown on the termination of the lease, and no plants are to be removed or destroyed. The method of cutting all flax to be approved by the Commissioner of Crown Lands.

The lessee to take all risks of fire, and will be held responsible to take every precaution necessary to guard against such.

The Crown has the right to resume the whole or any portion of the land at any time on giving three months’ notice in writing to the lessee, provided that if in the opinion of the Commissioner of Crown Lands it is deemed necessary so to do in connection with any drainage scheme required for Crown lands in the district.

The right is also reserved to the Crown to cut drains, survey, and take roads through the area leased; also full right of access at any time by the Commissioner of Crown Lands or employees of the Government, or any person or persons authorised by the said Commissioner.

The lessee is required to connect all drains with any Government system of drainage when directed so to do, and all drains cut by lessee to fall in with such system; also all drains are to be fully maintained and kept open and clear by the lessee to the satisfaction of the Commissioner of Crown Lands.

All rights reserved in these conditions are to be without compensation of any kind whatsoever.

In the event of the above lease not being disposed of, consideration will be given to applications made at any time within six months from date of submitting to auction, providing, however, that the amount offered is not less than the upset price stated hereon.

Any breach of the above conditions will render the lease subject to immediate cancellation.
