IMPROVEMENTS ON SECTIONS.
Section 22 contains a five-roomed house, stable, cowshed, shearing-shed and pens, and a dip and draining-yards, with shed, all valued at £190, repayable in cash, or in twenty-one years by half-yearly instalments of £7 8s. 3d.; also fencing valued at £96, which is included in the capital value of the section. Section 21 contains a four-roomed cottage, valued at £30, repayable in cash, or in fourteen years by half-yearly instalments of £1 10s. 4d.; also fencing valued at £44 18s., which is included in the capital value of the section. Fencing valued as follows is included in the capital values of other sections, and the small grazing-run: Section 7, £15; Section 17, £ ; Section 18, £ ; Section 23, £ ; Section 27, £12 12s.; Section 28, £9 17s. 6d.; Section 20, £70 10s.; Section 29, £3 10s.; Section 30, £7 15s.; Section 32, £1 15s.; Section 33, £1; Section 34, £16; Run 10, £ .
GENERAL DESCRIPTION.
The Wangapeka Settlement is situated on the east side of the Wangapeka River. The Sherry River runs through the block, which is also intersected by the main road from the Tadmor and Sherry Valleys to the Wangapeka Valley. The nearest point of the settlement is about one mile and a half from the Sherry Post-office, and two miles and a half from the Tadmor Railway-station (forty-two miles from Nelson), by a good metalled road. The property consists chiefly of open and scrub land, flat-topped terraces, and the lower slopes of hills, and varies considerably, ranging from good agricultural land to open and forest slopes suitable for sheep-grazing. Elevation, from 500 ft. to 1,200 ft. above sea-level. The greater part is in its natural state, but small portions have been cropped with success, and English grasses, where sown, have taken well. The formation consists of sandstone, clay, and decomposed granite (silt), resting on blue and yellow marls, with occasional outcrops of the latter.
The outside boundaries of the settlement are all fenced, with the exception of the western boundary along the Wangapeka River, and small portions of the extreme north and south ends. Several interior fences are used as section boundaries. The unfenced part on south end is to be fenced by Mr. Currin.
The whole of the sections are well watered.
Timber for fencing, &c., can be obtained on the settlement, although several of the sections have no timber on them. There is a sawmill at the Sherry, within one mile and a half, where excellent timber for building can be obtained at a low price.
There is a mail-service three times a week between Tadmor and Sherry, and a daily train between Nelson and Tadmor.
An accommodation-house is situated near the railway-station at Tadmor.

NOTICE is hereby given, in pursuance of section 240 of “The Land Act, 1892,” that the undermentioned land will be disposed of to the holders of adjoining lands, under section 114 of the said Act, on or after Wednesday, the 29th day of May, 1907.
SCHEDULE.
NELSON LAND DISTRICT.
ALL that area, containing by admeasurement 13 acres, more or less, in Block X, Motupiko Survey District. Bounded towards the north by a line being the continuation in an easterly direction of the northern boundary-line of an area of 1,020 acres held by W. A. Mead on lease in perpetuity; towards the east by the main road leading to Top House; towards the south by Section 1, Block X, Motupiko Survey District; and towards the west by the road fronting Motupiko River.

NOTICE is hereby given, in pursuance of section 240 of “The Land Act, 1892,” that Section No. 23, Block II, Gordon Survey District, Nelson Land District, containing 307 acres, and marked on the map as a “Milling-timber Reserve,” will be open for sale or selection either for cash, for occupation with right of purchase, or for lease in perpetuity, at the option of the selector, at this office, on Wednesday, the 29th day of May, 1907, under the provisions of the said Act.
