Lands in Wellington Land District for Lease by Public Tender.

NOTICE is hereby given that written tenders will be received at this office up to 4 o’clock p.m. on Wednesday, the 26th day of February, 1908, for leases of the undermentioned lands, under the provisions of “The Land Act, 1892,” and its amendments.

SCHEDULE.
WELLINGTON LAND DISTRICT.

Term, seven years.

Situated in the Pohangina Township, about nine miles north of Ashhurst Railway-station, from which there is a daily coach service. Sections are level and swampy, and require draining.

Town of Pohangina (Suburbs).

Term, seven years.

This allotment is situated in the Pohangina Township, fronting the Main Road and Ruru Street. The access is from Ashhurst, which is about nine miles and a half distant. The lot comprises swampy land covered with grass, rushes, and toi. The land is fairly dry near the north and west boundaries, but the remainder is wet in the winter. The soil is of good quality, but swampy, resting on sand-and-shingle formation.

Town of Levin.

Term, ten years.

This section is situated in Devon Street, about 30 chains from post-office, the access being by a formed and metalled street. All flat land, with soil of good quality, resting on gravel formation.

Kaitawa Survey District.

Term, year to year.

This section is situated in the Wellington Fruitgrowers’ Block. The access is from Waikanae, which is about three miles distant by a good metalled road. The section comprises about 5 to 6 acres of flat or easy sloping land; the rest is rough and broken. The soil is of fairly good quality on a rotten-rock formation. The forest is medium heavy, comprising a few pines, tawa, rata, rewarewa, tawhero, &c., with usual undergrowth.

TERMS AND CONDITIONS OF LEASE.

1. Tenders must be accompanied by marked cheque or post-office order for six months’ rent at the rate offered, together with £1 1s. lease fee.

2. There are no restrictions or limitations as to the number of sections which one person may lease, and no declaration is required. Residence and improvements are not compulsory. No compensation shall be claimed by the lessee, nor shall any be allowed by the Government, on account of any improvements effected by the lessee, nor for any other cause.

3. Possession will be given on the day of acceptance of tender.

4. The leases shall be for the terms specified, but shall be subject to termination by twelve months’ notice, except in the case of Section 61, Block X, Kaitawa District, the lease of which shall be subject to termination by three months’ notice.

5. The rent shall be payable half-yearly in advance.

6. The lessee shall have no right to sublet, transfer, or otherwise dispose of the land comprised in the lease, except with the written consent of the Commissioner of Crown Lands first had and obtained.

7. The lessee shall prevent the growth and spread of gorse, broom, and sweetbriar on the land comprised in the lease; and he shall with all reasonable despatch remove, or cause to be removed, all gorse, sweetbriar, broom, or other noxious weeds or plants, as may be directed by the Commissioner of Crown Lands.

8. The lease shall be liable to forfeiture in case the lessee shall fail to fulfil any of the conditions of the said lease within thirty days after the date on which the same ought to be fulfilled.
