Rural Lands in Auckland Land District open for Sale or Selection.
PLUNKET, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say,—

The rural lands described in the Schedules hereto are hereby set apart for disposal by way of sale or selection on and after the thirtieth day of October, one thousand nine hundred and six, at the respective prices specified in the said Schedules.

The said lands may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity: provided that in the case of lands containing or supposed to contain any metal, mineral, or valuable stone, they shall be selected on lease in perpetuity only and shall not be purchased for cash.

For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the lands described in the First Schedule hereto shall be deemed to be “heavy-bush land,” the lands in the Second Schedule shall be deemed to be “light-bush land,” and the lands in the Third Schedule shall be deemed to be “scrub land.”

No general rate shall be levied or collected by any local authority from the said lands for the period of four years in the case of heavy-bush land, three years in the case of light-bush land, and two years in the case of scrub land, from the date from which in each case respectively such lands are disposed of, and no local authority shall have power to levy or collect any such rate from such lands during such period.

After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of four years in the case of heavy-bush land, three years in the case of light-bush land, and two years in the case of scrub land, shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

Altitude, from 100 ft. to 1,400 ft. above sea-level. Access from Ohinewai Railway-station, twelve to fourteen miles by road open for cart traffic to Section 497. Section 497 comprises two-thirds forest, consisting of rata, rimu, tawa, kohekohe; balance open fern ridges and generally rather broken; homestead-site can be got near the road; soil, clay on open ridges and good bush-loam in the forest. Section 501 nearly all broken forest country of fair quality; bush-loam; forest comprises rata, rimu, tawa, and kohekohe. Section 502 comprises three-fourths bush, balance open fern and manuka; a few acres flat land near river, but chiefly broken land; soil, fairly good; bush-loam, but inferior on some of the spurs; bush varies from light to heavy, consisting of rata, rimu, and manuka, with undergrowth of mangatea and mongemonge. These sections are all well watered.

Altitude, from 100 ft. to 1,400 ft. above sea-level. Access from Ohinewai Railway-station, eleven to thirteen miles by car-road (about four miles yet unformed to Section 505, but accessible by old Maori tracks). Sections comprise about one-third forest, consisting of rata, rimu, tawa, and kohekohe; balance open fern and manuka country. Section 505 has a few acres swamp. Generally undulating to broken land, and well watered by small streams.

Altitude, from 100 ft. to 600 ft. above sea-level. Access from Ohinewai Railway-station, by road open for cart traffic to Sections 498 and 511, and nearly so to Sections 507, 510, and 512. Section 498 comprises 40 acres flat near the river, balance undulating to broken; soil, alluvial near river, with clay on spurs and ridges; small patches of mixed bush in gullies; well watered. Section 507, about 600 acres open fern and manuka land, balance patches of light bush and flax, and raupo swamp; some flats along stream on each side, balance undulating to broken. Section 510, a few acres light mixed bush, balance open fern and manuka, with patches of flax and raupo; swamp of good quality; sufficiently watered. Sections 511 and 512, open undulating country, with patches of swamp and clumps of light bush on Section 511; soil, rather inferior quality; sufficiently watered.
