Rural Land in Auckland Land District open for Sale or Selection.

PLUNKET, Governor.

IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say,—

  1. The rural land enumerated in the Schedule hereto is hereby set apart for disposal by way of sale or selection on and after the twenty-seventh day of February, one thousand nine hundred and seven, at the respective prices specified in the said Schedule.

  2. The said land may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity: provided that in the case of land containing or supposed to contain any metal, mineral, or valuable stone, it shall be selected on lease in perpetuity only and shall not be purchased for cash.

  3. For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the land enumerated in the said Schedule hereto shall be deemed to be “heavy-bush land.”

  4. No general rate shall be levied or collected by any local authority from the said land for a period of four years from the date from which such land is disposed of, and no local authority shall have power to levy or collect any such rate from such land during such period.

  5. After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of four years shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

Altitude, from 400 ft. to 500 ft. above sea-level. Undulating to level land, covered with mixed forest, comprising towai, tawa, birch, kawaka, rimu, and manuka, with undergrowth of shrubs and ferns; soil, loam of good quality on clay subsoil; not well watered. Situated about fourteen miles from Maungakaramea Wharf by dray-road.

IN pursuance and exercise of the powers and authorities conferred upon me by the one-hundred-and-thirty-sixth section of “The Land Act, 1892,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, having received the report of the Surveyor-General in this behalf, as in the said section is provided, do hereby declare that the rural lands described in the Schedule hereto shall be open for sale or selection on and after the twenty-seventh day of February, one thousand nine hundred and seven; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase or on lease in perpetuity, or, in respect of any land containing or supposed to contain any metal, mineral, or valuable stone, be selected on lease in perpetuity only; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of “The Land Act, 1892.”

Altitude, from 500 ft. to 600 ft. above sea-level. Section 253, about 8 acres round trig. station is ploughable, balance broken fern ridges, with a few kauri rickers in gullies; inferior clay soil; well watered by permanent stream. Section 254, broken land; Section 255A, undulating: both sections covered with fern and tea-tree; inferior clay soil. Section 254, well watered by permanent stream; no water on Section 255A, except by sinking. Sections are situated about eight miles from Waiuku by fairly good road, and about three miles from Te Toro Wharf, where the Onehunga–Waiuku steamer calls daily, and about half a mile to a mile from school and post-office.
