Rural Land in Auckland Land District open for Sale or Selection.
PLUNKET, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by section one hundred and thirty-six of “The Land Act, 1892,” and section two of “The Bush and Swamp Crown Lands Settlement Act, 1903,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, do hereby declare and provide as follows, that is to say:—

The rural land described in the Schedule hereto is hereby set apart for disposal by way of sale or selection on and after the thirteenth day of December, one thousand nine hundred and five, at the prices specified in the said Schedule.

The said land may be purchased for cash, or be selected for occupation with right of purchase, or on lease in perpetuity: provided that in the case of land containing or supposed to contain any metal, mineral, or valuable stone, it shall be selected on lease in perpetuity only and shall not be purchased for cash.

For the purposes of “The Bush and Swamp Crown Lands Settlement Act, 1903,” the land described in the said Schedule hereto shall be deemed to be “scrub land.”

No general rate shall be levied or collected by any local authority from the said land for a period of two years from the date from which such land is disposed of, and no local authority shall have power to levy or collect any such rate from such land during such period.

After the first half-year’s rent has been paid by the selector the further instalments of rent payable by him for a period of two years shall not be demanded: provided that if at any time during the first five years of his occupancy the selector disposes of his interest in the land the rent so conceded shall be paid by him in full, and thereupon the Land Board may remit such instalments of rent payable by the incoming tenant, not exceeding in the aggregate the amount of rent previously conceded to the selector, as the Board shall think fit.

Altitude, from 400 ft. to 600 ft. above sea-level. Broken fern land of medium quality; soil of a light sandy nature, resting on sandstone formation; well watered. Access by good formed cart-road, about nine miles from Tauranga.

IN pursuance and exercise of the powers and authorities conferred upon me by the one-hundred-and-thirty-sixth section of “The Land Act, 1892,” I, William Lee, Baron Plunket, the Governor of the Colony of New Zealand, having received the report of the Surveyor-General in this behalf, as in the said section is provided, do hereby declare that the rural lands described in the Schedule hereto shall be open for sale or selection on and after the thirteenth day of December, one thousand nine hundred and five; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase or on lease in perpetuity, or, in respect of any land containing or supposed to contain any metal, mineral, or valuable stone, be selected on lease in perpetuity only; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of “The Land Act, 1892.”

Broken land, covered with mixed forest, comprising tawa, rata, miro, tarai re, and hinau, with undergrowth of supplejack and fern; clay soil, mingled with humus; well watered; fair pastoral land. Fronts main Hikurangi–Whananaki Road, about three miles from Whananaki.

Weighted with £240, valuation for 55 acres bush felled and grassed, 1 acre orchard and garden, boarded house and paling house, 40 chains post-and-wire fence, 30 chains paling fence, dairy, cowshed, and stockyard. Fifty-six acres under cultivation; balance heavy mixed forest, with a number of scattered totara-trees; 12 acres flat, balance broken; land well watered; good sandy clay soil. Access by road about four miles from Towai and seven miles from Hukerenui Railway-station.
