Run No. 95 extends over the upper valley of the Axius River. All covered with forest. A few open river-flats. Only suitable for cattle. Access by Waiatoto and Axius River bed.

Run No. 99 covers the open mountain-faces of the Main Range in Upper Whitcombe Valley. Summer feed only for sheep. Very rough. Access by bush track from Hokitika Valley, and via Louper Stream from Rakaia Valley.

Run No. 100 comprises the open country on summits of Gribben Spur. Good summer sheep-country. Access from Waitaha River bed.

Run No. 102 occupies the forest lands around and sloping from Conical Hill, at Kanieri Lake. All cattle-feed only. Access by Kanieri Lake dray-road and Butcher Gully bridle-road.

Run No. 102A covers the high bush-clad terraces immediately abreast of Kokatahi Settlement, and sloping from Mount Graham. Only suitable for cattle. Access by branch roads from Kokatahi Main Road.

CONDITIONS OF LEASE.

  1. Term of lease, ninety-nine years.

  2. Rents are payable half-yearly in advance to the Receiver of Land Revenue, Auckland; and the first half-yearly payment is to be made on the fall of the hammer.

  3. Rural sections to be fenced within one year from the date of the lease. No valuation for improvements will be allowed at the end of the term of lease.

  4. No lease to be assigned, underlet, or the possession thereof parted with except with the consent in writing of the Commissioner of Crown Lands, Auckland.

  5. All rates, taxes, charges, and assessments whatsoever to be paid by the lessee.

  6. All buildings erected to be kept in good repair and condition, and in the erection of any building upon the sections within the town the lessee must abide by and conform to the alignment of streets and roads, and to all by-laws and regulations made by the local authority intrusted with the administration of the local affairs of the Township of Rotorua.

  7. Privies, ashpits, and other works of a similar character to be constructed and maintained as directed by the local authority. All drains and channels, and the sanitary state and condition of the premises, to be subject to the by-laws and regulations of the local authority.

  8. No wells to be sunk or any excavations to be made without the consent in writing of the local authority.

  9. The trade or business of a soap-boiler, tallow-chandler, tanner, slaughterman, meat curer or preserver, or any noisy, noxious, or offensive trade or manufacture of any kind whatever will not be permitted.

  10. Provision will be made in the leases for inspection of premises at all reasonable times.

  11. Leases liable to forfeiture if rent be thirty days in arrear, and the leases will contain provisions for re-entry and for the recovery of rents.

Land in Maytown Settlement, Canterbury, open for Selection on Lease in Perpetuity.

NOTICE is hereby given that the undermentioned land will be open for selection on lease in perpetuity at this office and the local Land Office, Timaru, on Wednesday, the 11th February, 1903, under the provisions of “The Land for Settlements Consolidation Act, 1900,” and amendments.

If more than one application is received for the allotment on the same day, the order of selection shall be decided by ballot.

This section is situated about a mile and three-quarters from the Township of Waimate in a north-easterly direction by the Main North Road and a short branch road therefrom. The section comprises agricultural land, varying in altitude from about 115 ft. to 220 ft. above sea-level, consisting chiefly of good flat-topped downs, with a strip of flat from 1 chain to 3 chains wide along the southern boundary. It is all easily workable, with cart access in two places from the flat. There are from 6 in. to 12 in. of good soil on clay, and the land is in grass nearly five years old. There is no permanent water, but a supply might be obtained by damming the creek, or, possibly, by sinking wells. The improvements (which are included in the price of the section) consist of half the value of gorse hedge on the north-west boundary (11½ chains), and half the value of 19¾ chains of gorse-and-sod fence on the west boundary. Total value of existing improvements, £6 17s. 9d.
