Rural Lands in the Wellington Land District open for Sale or Selection.
RANFURLY, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by the one-hundred-and-thirty-sixth section of “The Land Act, 1892,” I, Uchter John Mark, Earl of Ranfurly, the Governor of the Colony of New Zealand, having received the report of the Surveyor-General in this behalf, as in the said section is provided, do hereby declare that the rural lands enumerated in the Schedule hereto shall be open for sale or selection on and after the twenty-second day of May, one thousand nine hundred and one; and also that the lands mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase or on lease in perpetuity, or, in respect of any land containing or supposed to contain any metal, mineral, or valuable stone, be selected on lease in perpetuity only; and I do hereby also fix the prices at which the said lands shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said lands shall be sold, occupied, or leased under and subject to the provisions of “The Land Act, 1892.”

FIRST-CLASS LAND.
Pahiatua No. 1 Block.

This section is situated in the Pahiatua No. 1 Block, on the Waihi Valley Road, distant about twenty-one miles from Makuri, fifteen miles being summer dray-road and the remainder horse-track. The access is from Pongaroa, also from Waione; the former is about nine miles distant, and the latter six miles, partly by dray-road and partly by bridle-track. The section comprises low flat spurs on front portion, rising to a considerable height near back line. The soil is clayey, of poor quality, resting on papa formation. The forest is mixed, comprising rimu, matai, birch, a few totara, with a light undergrowth of rangiora, supplejack, &c. The section is watered at present by a small creek. The elevation ranges from about 800 ft. to 1,000 ft. above sea-level. The improvements, which are neglected, comprise 10 acres felled and grassed, 5 chains of fencing, house 13 ft. x 24 ft. x 9 ft., with small lean-to; and are valued at £16 5s. Secondary growth is appearing on grassed portion.
Christchurch Block.

This section is situated in the Christchurch Block, on the Rakaunui Road, distant about eighteen miles from Makuri, or about thirty-two miles from Eketauna Railway-station. The access is from Rakaunui Township, also Waterfalls, via Alfredton–Weber Road. The former is about six miles distant, and the latter three miles, one mile of which is bridle-track and the remainder is dray-road. The section comprises undulating land, with homestead-site near road-frontage. There are about 21 acres grassed, on part of which secondary growth has appeared. The soil is of fair quality, resting on papa formation. The forest uncleared is mixed, comprising rimu, rata, rewarewa, and birch, with the usual undergrowth of supplejack, konini, tawa, rangiora, &c. The section is indifferently watered. The elevation ranges from about 1,000 ft. to 1,200 ft. above sea-level. The improvements comprise 21 acres felled and grassed (now overgrown).
Wellington Fruitgrowers’ Block.

This section is situated in the Wellington Fruitgrowers’ Block, in the Waikanae Valley. The access is from Waikanae Railway-station, which is about four miles and a half distant; two miles and a half are metalled dray-road, and the rest is formed sufficiently wide to enable a dray to be taken over it. The section comprises some nice flat and undulating land on the front, rising and becoming rather broken at the back. The whole lays well to the sun. The soil is of good quality in front, and fair at the back, resting on clay-and-rock formation. The forest is medium heavy, comprising mainly rimu, matai, hinau, rata, tawa, birch (on ridges), &c., with a thick undergrowth of supplejack, keakea, horopito, ponga, &c. The section is well watered by springs and small streams. The improvements comprise 160 acres grassed, stumping, 75 chains fencing, orchard, two-roomed cottage, old whare: total, £322 10s.
Waikanae Block.

This section is situated in the Waikanae Valley. The access is from Waikanae Railway-station, which is about five miles distant; two miles and a half is metalled dray-road, the rest has been felled but not formed. The section comprises, generally speaking, rough spurs; there are a few acres of almost flat land in the northern corner. The soil is of fairly good quality, resting on clay-and-rock formation. The forest is medium heavy, comprising mainly rimu, matai, hinau, tawa, rata, &c., with a thick undergrowth of the usual kind. The section is well watered by small streams. The improvements comprise about 12 acres burnt, 20 acres grassed: total value, £35.
SECOND-CLASS LAND.
Middle Makuri Block.

This section is situated on the Ohinereiata Road, distant about five miles from Makuri Township, three miles of which is by a metalled road, and the remainder is part formed road and part a rough walking-track. The access is from Pahiatua via Makuri, which is about twenty-four miles distant, twenty-two miles of which is metalled road. The section comprises hilly land with fairly good soil, resting on sandstone formation. The forest uncleared is chiefly rimu, rata, birch, with the usual undergrowth of supplejack, rangiora, vines, &c. The section is well watered by a creek. The elevation ranges from about 1,000 ft. to 1,400 ft. above sea-level. The improvements comprise—40 acres felled and grassed (now overgrown), £30; whare, 10 ft. x 15 ft. x 7 ft., split (old and out of repair), £2 18s.: total, £32 18s. Survey-fee, £30. There is a liability for £2 10s. due to the Pahiatua County for outstanding rates, and a special rate of 3·8d. for the construction of the Toritea Road.
