Rural Land in the Wellington Land District open for Sale or Selection.
RANFURLY, Governor.
IN pursuance and exercise of the powers and authorities conferred upon me by the one-hundred-and-thirty-sixth section of “The Land Act, 1892,” I, Uchter John Mark, Earl of Ranfurly, the Governor of the Colony of New Zealand, having received the report of the Surveyor-General in this behalf, as in the said section is provided, do hereby declare that the rural land enumerated in the Schedule hereto shall be open for sale or selection on and after the twenty-eighth day of August, one thousand nine hundred; and also that the land mentioned in the said Schedule may, at the option of the applicant, be purchased for cash, or be selected for occupation with right of purchase or on lease in perpetuity, or, in respect of any land containing or supposed to contain any metal, mineral, or valuable stone, be selected on lease in perpetuity only; and I do hereby also fix the prices at which the said land shall be sold, occupied, or leased, as mentioned in the said Schedule hereto, and do declare that the said land shall be sold, occupied, or leased under and subject to the provisions of “The Land Act, 1892.”

This section is situated about nine miles from Masterton, along the Upper Plain and Black Creek Road. The access is from that town by a fairly level road, the greater portion of which is metalled. The section comprises steep and ridgy land, with no flats; the soil is of inferior quality, resting on rocky formation; the remaining forest is principally of stunted growth, comprising rimu, matai, rata, and the usual underscrub of supplejack, &c. The section is watered by small streams, which become dry in summer. The improvements comprise 150 acres felled and grassed, and 88 chains of fencing. The Wairarapa North County and Masterton Road District have claims against this section of £1 11s. and £1 8s. 10d. respectively for rates due.

All forest country, some portions very steep and broken, while flat-topped ridges may be found on some of the sections. The soil rests upon a papa formation, and is well watered. The bush comprises rata, tawa, towai, with a little rimu and matai. There is some birch to be met with on the ridges, the altitude of which varies from 400 ft. to 1,600 ft. above sea-level. The block can most readily be approached from Eltham via the Rawhitiroa Road, which is metalled from Eltham for a distance of about eleven miles, thence formed as a dray-road for a further distance of about nine miles, and a bridle-track was also formed connecting with the Waitotara Valley Road, at about forty five miles from Waitotara Township. The block lies from about twenty-three miles to thirty-two miles from the Eltham Railway-station.
