General Description of the Willows Settlement.

The Willows Settlement comprises 760 acres of first-class agricultural land, all level, ploughable, open country, in grass and in good heart. The soil is very good in almost every section, though a few acres in Sections 3, Block V., and 11, 12, 13, 14, and 15, Block VI., are only fair. This land has been chiefly used for sheep-grazing and raising grass-seed, but is eminently suited for any kind of agriculture, cropping, dairying, or orcharding. The climate is excellent—the rainfall is about 40 in. An ample water-supply may be obtained by shallow wells, 12 ft. to 20 ft. deep. Artesian water may be obtained at a depth of about 315 ft. The property has carried about seven sheep to the acre. The Matawhero Hotel and a butter-factory are about half a mile distant from the nearest sections, and the Borough of Gisborne is only five miles and a quarter away, accessible by a good metalled road.

Detailed Description of Sections.

Section 1, Block II.—There is a well of fairly good water on this section, with a good supply, worth about £50. Good road-frontage on two sides; fenced along roads.

Section 2, Block II.—Fenced down the middle of the section and on road-frontage.

Section 3, Block II.—Fenced along road-frontage only.

Section 4, Block II.—Fenced on road-frontage on the south and east, but not on the section-line.

Section 1, Block V.—Fenced along the road-frontage on the north-west boundary, and partly on the north.

Section 2, Block V.—Watered by Waipaoa River, and fenced nearly all round, but not on section-line on the northern boundary.

Section 3, Block V.—Section occasionally subject to flood, and soil only fair. Well watered by Waipaoa River. Partly fenced on the south-eastern boundary and across the middle.

Section 1, Block VI.—Fenced down the middle, and divided into three paddocks. There are sheepyards, worth about £30, on the section, and an iron shed.

Section 2, Block VI.—This section is fenced on the road and across the south-east corner.

Section 3, Block VI.—There are three fences on the eastern portion of this section; fenced also on both road-frontages.

Section 4, Block VI.—This section is fenced across the middle and on both road-frontages.

Section 5, Block VI.—Fenced at the western corner and on both road-frontages.

Section 6, Block VI.—Fenced across the middle and on both road-frontages.

Section 7, Block VI.—Fenced on both road-frontages and at the north-east and south-west corners.

Section 8, Block VI.—Section fenced all round except on the north-eastern boundary.

Section 9, Block VI.—Nearly all fenced except on the north-eastern boundary; the section is intersected by a road at the western corner, forming two paddocks.

Section 10, Block VI.—Fenced on the road-frontage and at the northern corner, but not on the boundary.

Section 11, Block VI.—This section is partly fenced on the road-frontage and in the middle; broken by tide-over-flow.

Section 12, Block VI.—Fences on the road-frontage and across the middle,

Section 13, Block VI.—Broken by tide-overflow; section fenced on road-frontage and across the middle.

Section 14, Block VI.—Well watered section; fenced on road-frontage and across the middle to the lagoon.

Section 15, Block VI.—Watered by spring; this section is fenced along the road-frontage and near the south-west boundary, but not on section-line.

Mahora Settlement, Hawke’s Bay County, open for Selection on Lease in Perpetuity.

THE under-mentioned Crown lands will be open for selection, at the District Lands and Survey Office, Napier, on Wednesday, 22nd March, 1899. If more than one application be received for the same section on the same day, then the order of selection shall be decided by ballot on Friday, the 24th March, 1899, at 11 a.m., at the District Lands and Survey Office, Napier.

Unselected sections may be applied for after the 22nd March, 1899, at the District Lands and Survey Office, Napier.

The Mahora Settlement is from two to three miles distant by rail from Hastings—a thriving centre of about 3,000 inhabitants, with numerous shops, hotels, schools, churches, &c.—and is accessible by a good metalled road the whole way. The land is laid down in English grasses, chiefly rye, and is well watered, there being eight artesian wells on the property, while the old bed of the Ngaruroro River runs past its western boundary. There is over thirteen miles of fencing on Mahora, mostly on the boundary-lines of the sections. Sections 20, 22, 24, 26, 28, 32, and 33 have a few acres of shingle on them, but the remaining land all over the settlement is composed of a rich alluvial deposit from limestone hills. This land forms one of the best farming and grazing properties in Hawke’s Bay, being originally part of the Frimley Estate, in the famous Heretaunga Plains, and is unrivalled for cropping, grass-seed growing, market-gardening, or orcharding.

The settlement is from 40 ft. to 50 ft. above sea-level, the climate is equable and mild, and the district is one of the healthiest in New Zealand.

The artesian wells, with the exception of that on Section 23, are reserved for the use of the settlement.
