SCHEDULE.
SUNDAY ISLAND.

Description of Land: Section 2 is the old crater of Sunday
Island, part of which is open and bare dried mud, somewhat
stony, though the greater part is covered with pohutakawa,
ngaio, and other trees. The soil in parts is very good, but
generally not so. It is for the most part naturally fenced by
steep cliffs. There are three small lakes in this run. Sec-
tion 4 is all covered with bush, mostly pohutakawa, soil very
good, a few small flats, the largest near Wilson Point. The
surface consists of ridges sloping to the east from an extreme
height of 1,723ft. to sea-level, ending often in abrupt cliffs.
Section 6 is all bush-covered, and the surface broken by
ridges running generally south to the coast; the soil is good.
Highest points 1723ft. and 1551ft. Section 7 is mostly bush-
covered and broken, but with about 150 acres of level land
in Denham Bay, the site of the former settlement, in which
a few groves of bananas are still growing and bearing. Large
quantities of potatoes, kumaras, &c., were formerly grown
here. There is a fresh-water lagoon, and landing-place in
easterly weather. The flat is naturally fenced by cliffs, the
rest of the section is broken and bush-covered; soil good.

General: Sunday Island is situated in latitude 29° 15' 5",
600 miles north-east from Auckland. The climate is mild
and equable, being somewhat hotter than North Auckland.
Sheep appear to do well on artificial grasses (mostly Poa
pratensis). Bananas and other tropical and semi-tropical
fruits flourish well. Landing is the great difficulty, but is
generally possible at one or other of the four landing-places.
Mr. Thomas Bell and family are the only present residents.

Conditions.

Absolute lease for twenty-one years, with right of renewal
after valuation; full valuation for improvements at end of
lease; right to cultivate in addition to pasturage; no right of
purchase. Existing roads and tracks remain in force, and
the Government has the right at any time to take roads
required for public purposes, excepting over 150 acres in
each run round selector's homestead. No one can lease
more than one section. Residence compulsory within twelve
months, and thereafter for six years. Improvements equalling
four years' rental by the end of first six years. One-fourth of
rents for first fifteen years is expended in opening roads, &c.,
to benefit the lands. One chain in width from high-water
mark is reserved all round the island. The first half year's
rent to be paid on the day of sale, which will represent that
due on the 1st September following; thereafter rent to be
paid on the 1st March and 1st September.

Description of Land: Lots 17 to 21, inclusive, contain a
good deal of green burnt kauri of a valuable nature; 20 to
23, inclusive, are mixed bush and open land; 22 has very
heavy kauri upon it, three-fifths of the lot being bush; 23
has a frontage to Whangaroa Harbour.
