Rural Lands for Sale on Deferred Payments.
Crown Lands Office,
Napier, 1st March, 1886.
NOTICE is hereby given that the sections mentioned in the Schedule hereunder have been set apart for sale on deferred payments, and that Wednesday, the 24th instant, has been fixed as the day on which the said lands shall be open for application at this office.
If more than one application is made on the same day for the same section, the section so applied for shall be put up to competition by tender limited to the applicants, and the tenders will be opened by the Land Board on Friday, the 26th instant.
The Land Board will dispense with personal residence for the first two years from the date of the license to occupy.
Plans, forms, conditions, and further particulars can be obtained at this office.

Description: The land in Blocks I. and II., Ruataniwha, is situated between the Tukituki and Waipawa Rivers. It is covered with forest, portions when cleared being suitable for agriculture. The main roads through the blocks have been cleared of bush, one connecting the two rivers has been formed for horse-traffic, and gives access to most of the sections. Drays can be taken along the river-beds to both north and south sides of the block, which is about sixty miles from Napier and twenty miles from the railway-line at Waipawa.

Crown Lands in the Arawata Valley, Provincial District of Westland, to be leased on the Perpetual-leasing System.

IT is hereby notified that the under-mentioned sections are open for leasing for a term of thirty years, with the right of renewal for further terms of twenty-one years; and that written tenders in sealed covers will be received up to 12 o'clock noon on Wednesday, the 17th March, 1886.
The tenders will be opened at the meeting of the Land Board on the same day. Maps, conditions, and tender-forms at Land Office, Hokitika, and District Land Office, Jackson’s Bay.

Description: The sections are situated on the western bank of the Arawata River, about ten miles from the sea-coast, comprising part bush and part open land; soil good, and averaging about 2 feet in depth.
Abstract of Conditions relating to Perpetual Leases.
Any person of seventeen years of age and upwards may become a lessee. The highest tenderer, if his tender shall be equal to or shall exceed the upset price, shall be declared the lessee; but, if the rent offered by two or more tenderers is the same in amount, then it shall be decided by lot which person shall be the lessee. If there be only one tenderer, then the rent shall be the upset price notwithstanding his tender may have been higher.
Improvement Conditions: One-twentieth of the land leased to be cultivated at the end of the first year, one-tenth at the end of the second, and one-fifth at the end of the fourth year. Substantial improvements to the extent of £1 per acre to be effected by the end of the sixth year. Personal residence for the first two years from date of lease not necessary.
Declaration required by the Act (see form below).
Six months’ rent, together with the sum of £1 10s., cost of lease, &c., is required to be deposited in cash, or by marked cheque, with every tender.
Tenders to be addressed to the Commissioner of Crown Lands, Hokitika, and the words “Tender for Section No. ,” to be written on the envelopes enclosing said tenders, deposits, declarations, &c.
Form of Declaration.
I, A.B. [Here insert place of abode and occupation], do solemnly and sincerely declare—
- That I am of the age of seventeen years and upwards.
- That I am the person who, subject to the provisions of “The Land Act, 1885,” am tendering for the purchase of a lease.
- That I am purchasing such lease solely for my own use and benefit, and for the purposes of cultivation, and not, directly or indirectly, for the use or benefit of any other person whomsoever.
- That, including the said lands, I am not the owner, tenant, or occupier, directly or indirectly, either by myself or jointly with any other person or persons, of any lands anywhere in the colony exceeding in the whole six hundred and forty acres.
- That I have not, within seven years from the date hereof, surrendered a lease with perpetual right of renewal of the lands for a lease whereof I am now tendering.
And I make this solemn declaration conscientiously believing the same to be true, and by virtue of an Act of the General Assembly of New Zealand intituled “The Justices of the Peace Act, 1882.”
