Conditions of Sale of Village-settlement Lands.

  1. The village-settlement cash and deferred-pay-
    ment lands shall be open for application at the prices
    stated opposite each allotment, at the Land Offices at
    Patea and Hawera, on Wednesday, the 6th September
    aforesaid, subject to the provisions of Part III. of
    "The Land Act, 1877," relating to rural land, in cases
    where the allotments exceed an area of twenty acres,
    and to the provisions of the said Part III. relating to
    suburban land, in cases where the area is twenty
    acres or under.

  2. No person shall be allowed to acquire more than
    one section upon either immediate or deferred pay-
    ments.

  3. If there should be more than one application
    for any allotment offered for cash, the right to pur-
    chase the same shall be determined by auction
    amongst the applicants only, and, if there should
    be more than one application for any allotment
    offered for deferred payments, the right to occupy
    the same shall be determined by lot amongst the
    applicants.

  4. Each applicant for a deferred-payment section
    will be required to make the declaration prescribed
    by section sixty-two of "The Land Act, 1877," and
    shall at the time of application deposit with the
    Receiver of Land Revenue for the West Coast Land
    District one-tenth of the price if the area of the
    allotment is twenty acres or under, and one-twentieth
    of the price if the area is greater than twenty acres.
    Such payment shall be deemed to be a discharge of
    the license-fee for the six months ending the 31st
    December, 1882.

  5. The purchaser of any lands sold for cash, upon
    the full payment of the purchase-money, and the
    purchaser of any lands sold on deferred payments,
    upon the payment of the deposit mentioned in
    clause five, and also the fulfilment of the terms and
    conditions prescribed by "The Land Act, 1877,"
    and "The Land Act 1877 Amendment Act, 1879,"
    relating to land on deferred payments, will be entitled
    to his Crown grant, to be issued in the usual way
    upon payment of the fees prescribed by law.

Crown lands will be sold by auction at Messrs.
J. Mundell and Co.'s Sale-rooms, Geraldine, on
Tuesday, the 3rd October next, at 12 o'clock :-

UPPER RANGITATA BRIDGE.
Block VI., 3 acres and 27 perches. Upset price,
£60, and £1,175 value of hotel and buildings
thereon.

Block VII., containing twelve allotments of 1 rood
each. Upset price, £5 per allotment.

Lots 1, 2, and 3, of Block VIII., 1 acre each.
Upset price, £10 per allotment.

TOWN OF GERALDINE.
Reserves Nos. 754, 797, 1594, 1622, 1623, and part
of Nos. 752 and 753, in allotments varying from 27
perches to 2 roods. Upset price, £48 an acre.

To be sold by public auction, at the Crown Lands
Office, Dunedin, on Thursday, the 31st August,
1882, at 12 o'clock noon, the Leases of the under-
mentioned Pastoral Lands, viz. :-

Run No. 205A; term, 7 years. Upset rental, 6d.
per acre. Area, 3,940 acres.

Run No. 205B; term, 7 years. Upset rental, 6d.
per acre. Area, 3,960 acres.

Run No. 205c; term, 7 years. Upset rental, 6d.
per acre. Area, 4,250 acres.

Run No. 257; term, 2 years. Upset rental, 2d.
per acre. Area, 10,500 acres.

Run No. 177; term, 2 years. Upset rental, 2d.
per acre. Area, 15,310 acres.

Run No. 255; term, 6 years. Upset rental, 3d.
per acre. Area, 1,210 acres.

Terms and Conditions of Sale. - The leases of the
above runs will be sold subject to the general pro-
visions as to runs specified in the Land Acts of 1877
and 1879. The first year's rent, with the license fee,
£10, to be paid on fall of hammer either by cheque
marked by banker or in cash, and thereafter by half-
yearly payments in advance on the 1st March and
the 1st September in each year. Possession will be
given on the 1st March, 1883. Valuations for im-
provements, if any, which shall in no case exceed
three times the amount of the average annual rent
paid under the existing lease, are to be paid to the
Receiver of Land Revenue, Dunedin, one month
before getting possession, in pursuance of sections
115 to 117 of "The Land Act, 1877."

NOTE. Plans and further particulars can be ob-
tained on application at the Crown Lands Office,
Dunedin.
