19. OPERATING LEASE ARRANGEMENTS

The operating lease relates to the building owned by the Trust at 87 Boundary Road, which is included in property, plant and equipment in the Balance Sheet. The lease term for 87 Boundary Road is three years with no right of renewal. The final expiry date of the lease is 19 September 2011.

The carrying value of the leased asset is $337,022 (2010 - $347,691) (Land - $87,000 (2010 - $87,000), Buildings - $250,022 (2010 - $260,691)), the accumulated depreciation is $86,051 (2010 - $75,382) and the depreciation charge for the year is $10,669 (2010 - $11,178).

20. SUBSEQUENT EVENTS

There are no matters or events that have arisen, or been discovered, subsequent to balance date that would require adjustment to, or disclosure in, these financial statements.
