Land in the Wellington Land District for Selection on Optional Tenures

District Lands and Survey Office,
Wellington, 15th February, 1949.

NOTICE is hereby given that the undermentioned property is open for selection on optional tenures under the Land Act, 1948; and applications will be received at the District Lands and Survey Office, Wellington, up to 3 o’clock p.m. on Friday, 18th March, 1949.

Applicants should appear personally for examination at the Lands and Survey Office, Palmerston North, on Thursday, 24th March, 1949, at 1.30 o’clock p.m., but if any applicant is unable to attend he may be examined by any Commissioner of Crown Lands. Applicants will be expected to have a sound knowledge of this type of country, and are required to produce evidence of their financial position and farming experience.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay within one month of receipt of advice of his success in the ballot the deposits stipulated in the Schedule below together with title fees. Possession of the property will be given on the 1st of April, 1949.


SCHEDULE

WELLINGTON LAND DISTRICT—FARM LAND

Kaitieke County

SECTIONS 6 and 7, Block XI, and Section 11, Block XII, Kaitieke Survey District: Area, 2,748 acres.

Renewable lease (term: thirty-three years): Rental value, £900; half-yearly rent, £20 5s. Weighted with £5,100 for improvements, comprising buildings (see below), 295 chains boundary fencing (half-share), 740 chains internal fencing, 220 chains road-boundary fencing, clearing, grassing, dip, and yards. This sum is to be paid by a deposit of £1,000, and the balance repayable over a period of thirty years with interest at 4½ per cent. by sixty half-yearly instalments (principal and interest combined) of £127 2s.

Deferred payment: Purchase-price, £6,000, to be paid by a cash deposit of £1,000, with the balance repayable over thirty years with interest at 4½ per cent. by sixty half-yearly instalments (principal and interest combined) of £155.

Fee-simple: Total purchase-price, £6,000, to be paid in cash.

This property, which is suitable for sheep and cattle, is situated on the Raurimu–Kaitieke Road twenty-four miles south-east of Taumarunui, and consists of marginal hill country farm land which will readily revert if not properly farmed. Buildings consist of a good five-roomed dwelling of 1,120 square feet, fair whare and bathroom of 345 square feet, wool-shed of 2,024 square feet, and poor tool-shed. Soil medium to light loam on sandstone with outcrops of light papa; well watered.

Section 11 lies on the north-eastern side of the Raurimu–Kaitieke Road, while Sections 6 and 7 are on the south-western side. Pastures contain the usual hill-country grasses, brown-top and danthonia, with rye, white clover, and creasted dogstail on the better area. A portion of approximately 800 acres on the western boundary of Sections 6 and 7 has reverted, and is uneconomic from a farming point of view.


Special Conditions

  1. Discharged servicemen and the wives or widows of ex-servicemen shall have preference over all other applicants, but rehabilitation finance will not be available.

  2. Successful applicant must take over the stock at present on the property at the Crown valuation, payment for same to be made in cash.

The above description is in general terms, and intending applicants should satisfy themselves by personal inspection as to the condition of the property and its carrying-capacity.

ALL that area in the Otago Land District, Clutha County, containing by admeasurement 805 acres 2 roods 34 perches, more or less, being Sections 1, 2, 4, 5, and 6, Block III, Rankleburn Survey District, and being all the land comprised and described in certificates of title, Vol. 1, folio 32, Vol. 1, folio 33, Vol. 6, folio 43, and Vol. 270, folio 144 (Otago Registry). As the same is delineated on plan No. 204/59, deposited in the Head Office of the State Forest Service at Wellington, and thereon bordered red.
