Land in North Auckland Land District for Selection on Optional Tenure.

North Auckland District Lands and Survey Office,
Auckland, 30th March, 1942.

NOTICE is hereby given that the undermentioned property is open for selection on optional tenure under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o’clock p.m. on Friday, 15th May, 1942.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 20th May, 1942, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands. Applicants are required to produce documentary evidence of their farming experience and financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, lease fee, and deposit in reduction of weighting for improvements.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.
Hobson County.—Tokatoka Survey District.—Tikinui Block.
SECTION 38, Block XIV: Area, 464 acres 0 roods 35 perches. Capital value, £685. Deposit on deferred payments (term: 34½ years), £35: Half-yearly instalment on deferred payments, £21 2s. 6d. Renewable lease: Half-yearly rent, £17 2s. 6d.

Weighted with £415 for improvements, comprising iron cottage, 15 ft. by 12 ft., shack, shed, fencing, shelter, drains, track, 5 acres poor pasture and 20 acres levelled swamp in fair grass. This sum is payable in cash, or, after payment of a deposit of £150, the balance may be paid as follows:—

  1. Loading of £200 secured by covenant in lease, twenty-five-and-a-half year term; half-yearly instalments, £7 principal and interest.
  2. Mortgage to former lessees for £65, ten-year term; half-yearly instalments, £4 3s. 5d. Successful applicant to pay costs of preparation of mortgage.

The property is situated on Te Kopuru—Tangaihi metal road, eleven miles from Te Kopuru Township, seventeen miles from Dargaville, and one mile and a half from Tikinui Wharf. Cream collected and school bus half a mile away. Watered by springs and main drain through swamp. Comprises 110 acres good easily drained swamp, 50 acres undulating and of fair quality, and 304 acres poorer type of hill land; about 75 per cent. ploughable. Subdivided into three paddocks. Suitable for dairying and grazing, and has making of a good farm.

Education Reserve in North Auckland Land District for Lease by Public Tender.

North Auckland District Lands and Survey Office,

NOTICE is hereby given that written tenders, marked on the outside “Tender,” will be received at the North Auckland District Lands and Survey Office, Government Buildings, Customs Street West, Auckland, up to 4 o’clock p.m. on Friday, 15th May, 1942, for a lease of the undermentioned education reserve under the provisions of the Education Reserves Act, 1928, and the Public Bodies’ Leases Act, 1908.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—EDUCATION RESERVE.
Bay of Islands County.—Omapere Survey District.
SECTION 6, Block III: Area, 167 acres 3 roods. Minimum annual rental, £7 10s.

The section is situated on Okaihau—Kerikeri Road, twelve miles from Okaihau School and Railway-station by formed and metalled road and ten miles from Kerikeri. Level to undulating land, about 20 acres bush, balance open scrub and fern; well watered by stream. Section is situated in ironstone area and will require time and capital and extensive development before it can be made productive.

Term of lease, twenty-one years with perpetual right of renewal at revaluation.

Applicants should appear personally for examination at the District Lands and Survey Office, Christchurch, on Tuesday, 12th May, 1942, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.

These sections are situated in the Town of Waipara located on the South Island Main Trunk Railway, forty-one miles north of Christchurch, which is the junction of the Culverden Branch Railway-line. The sections, which are flat, are located across the street from the railway-station, and are adjacent to the school and post-office. They are suitable for building purposes.
