NOTICE is hereby given that the licenses of the undermentioned lands, having been declared forfeit by resolution of the Marlborough Land Board, the said lands have thereby reverted to the Crown under the provisions of the Land Act, 1924.

Town Land in North Auckland Land District for Selection on Renewable Lease.

North Auckland District Lands and Survey Office, Auckland, 10th December, 1940.

NOTICE is hereby given that the undermentioned section is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 4 o'clock p.m. on Monday, 13th January, 1941.

Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 15th January, 1941, at 10 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands. Applicants are required to produce documentary evidence of their financial position.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, lease fee, and deposit in reduction of weighting for improvements.

SCHEDULE.

NORTH AUCKLAND LAND DISTRICT.—TOWN LAND.
Auckland City.—Suburbs of Auckland.

Lot 5 of part Allotment 15, Section 7, being all the land on Deposited Plan 1106 : Area, 21·5 perches. Capital value, £350; half-yearly rent, £8 15s.

Weighted with £200 for improvements, comprising building, being old post-office and six living-rooms. This sum is payable in cash, or, after payment of a deposit of £50, the balance may be paid over a period of ten years by half-yearly instalments amounting to £9 12s. 6d., including interest at 5 per cent.

Situated at the corner of Great North Road and Potatau Street opposite the Arch Hill Public School. The site is level and suitable for a shop-site. The old building comprises old post-office, six living-rooms, and separate washhouse and lavatory.

Special Conditions.

(1) Maintenance.—The lessee will require to maintain the buildings in good order and condition and not make any alterations without the prior consent of the Land Board until such time as the building loading has been repaid.

(2) Insurance.—The lessee will require to insure the buildings and keep them insured to their full insurable value in the name of the Commissioner of Crown Lands until such time as the building loading has been repaid.

Land in Auckland Land District for Selection on Renewable Lease.

NOTICE is hereby given that the undermentioned property is open for selection on renewable lease under the Land Act, 1924; and applications will be received at the Auckland District Lands and Survey Office, Auckland, up to 11 o'clock a.m. on Monday, 20th January, 1941.

Applicants should appear personally for examination at the Auckland District Lands and Survey Office, Auckland, on Wednesday, 22nd January, 1941, at 10.30 o'clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands. Applicants are required to produce documentary evidence of their financial position and farming experience.

The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant will be required to pay immediately at conclusion of ballot a deposit comprising the first half-year's rent, broken-period rent, lease fee, and if paid in cash, the amount of weighting for improvements. If weighting is not paid in cash then mortgage fees of £3 13s. are also payable.

SCHEDULE.

AUCKLAND LAND DISTRICT.—SECOND-CLASS LAND.

Waitomo County.—Maungamangero Survey District.

(Exempt from payment of rent for two years.*)

SECTION 1, Block X, Section 6, Block X, and Section 14, Block XI : Area, 417 acres 3 roods 23 perches. Capital value, £375 ; half-yearly rent, £7 10s.

Weighted with £386 for improvements, comprising dwelling, four rooms (incomplete), cow-shed, boundary, road boundary, and subdivisional fencing, clearing and grassing. This sum is payable in cash, or may remain on table mortgage to the State Advances Corporation for a term of twenty years subject to certain conditions as to top-dressing, fencing, and noxious weeds. Interest to be remitted for period of two years provided improvements to an equivalent value are effected to the satisfaction of the Corporation.

This property which, when developed will be suitable for mixed farming, is situated on Mangaotaki Road, thirteen miles from Piopio Post-office, Dairy Factory, and Saleyards ; half a mile from Haku School, and twenty-eight miles from Te Kuiti Railway-station ; access is by metalled road from Te Kuiti. The sections comprise mainly easy undulating country of which 200 acres are ploughable, 200 acres in worn-out pasture, balance in fern and scrub ; property is watered by running streams and springs. Ragwort is in evidence and requires immediate attention.

  • Exemption from payment of rent for two years is conditional on the lessee effecting improvements to an equivalent value in addition to the improvements required to be effected in terms of section 186 of the Land Act, 1924.
