CROWN LANDS NOTICES.
Land in North Auckland Land District for Selection on Optional Tenures.
North Auckland District Lands and Survey Office,
Auckland, 14th December, 1938.
NOTICE is hereby given that the undermentioned section is open for selection on optional tenures under the Land Act, 1924; and applications will be received at the North Auckland District Lands and Survey Office, Auckland, up to 11 o’clock a.m. on Monday, 16th January, 1939.
Applicants should appear personally for examination at the North Auckland District Lands and Survey Office, Auckland, on Wednesday, 18th January, 1939, at 10.30 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. Persons undertaking to assist financially should state to what extent they are prepared to do so and supply guarantees of their own financial position.
The ballot will be held immediately upon conclusion of the examination of applicants, and the successful applicant is required to pay immediately at conclusion of ballot a deposit comprising the first half-year’s rent, broken-period rent, and lease fee.

SCHEDULE.
NORTH AUCKLAND LAND DISTRICT.—FIRST-CLASS LAND.
Hobson County.—Kopuru Parish.
Lot 1, D.P. 27872, Part of Allotment 140: Area, 90 acres 3 roods 25 perches. Capital value, £450*. Deposit on deferred payments, £20: Half-yearly instalment on deferred payments, £13 19s. 6d. Renewable lease: Half-yearly rent, £9.
*The capital value includes the sum of £210 on account of improvements, comprising 90 acres surface sown and 61 chains fencing.
This property is situated on Redhills–Te Kopuru Road four miles from Redhill School, seven miles from Te Kopuru Post-office, and fourteen miles from Northern Wairoa Dairy Factory and Mangawhare Saleyards. Access is from Te Kopuru by formed all-weather road. The area comprises undulating ploughable coast country rising to 350 ft. above sea-level. Soil is sandy loam on sandstone formation. Property is subdivided into two paddocks and should be suitable for dairying when developed, if sufficient water can be obtained. Prospective selectors must satisfy themselves as to water-supply for which the Department accepts no responsibility.

Settlement Land in Wellington Land District for Selection on Renewable Lease.
District Lands and Survey Office,
Wellington, 13th December, 1938.
NOTICE is hereby given that the undermentioned sections are open for selection on renewable lease under the Land for Settlements Act, 1925, and the Land Act, 1924; and applications will be received at the District Lands and Survey Office, Wellington, up to 12 noon on Tuesday, 24th January, 1939.
Applicants should appear personally for examination at the District Lands and Survey Office, Wellington, on Wednesday, 25th January, 1939, at 10 o’clock a.m., but if any applicant is unable to attend he may be examined by any other Land Board or by any Commissioner of Crown Lands.
Applicants are required to produce for inspection when examined documentary evidence of their financial position, such as bank pass-books, certificates or letters of credit from managers of banks, financial institutions, or mercantile firms, or from private persons or parents undertaking to give financial assistance. SCHEDULE.
WELLINGTON LAND DISTRICT.—SECOND-CLASS LAND.
Ekatahuna County.—Puketoi Survey District.—Tiraumea Settlement.
SECTIONS 17, 18, and part 13: Area, 1,494 acres 1 rood 35 perches. Capital value, £4,100; half-yearly rent, £102 10s.*
*Rent is subject to a reduction by 50 per cent. for four years provided improvements are carried out to the satisfaction of the Land Board.
Improvements included in capital value comprise 620 chains fencing, 997 acres cleared and grassed, dam and water-service, yards and dip, and cattleyards: Total value, £1,750.
Weighted with £700 for improvements, comprising dwelling (four rooms, sunporch, bathroom, &c.), woolshed, dairy-shed and yard, worked, and washhouse. This sum is payable in cash, and may be repaid over a period of fifteen years (with payments calculated as on a twenty-one year term) with interest at 5 per cent. reducible to 4½ per cent. Half-yearly instalments of principal and interest would amount to £27 6s. gross. At the end of the term of fifteen years any balance then outstanding will be payable upon demand.
This property is situated twenty-eight miles from Ekatahuna and two and a half miles from the nearest school, access being by good metalled road. It comprises a small area of flat land, the balance being hilly clay soil on papa formation. Approximately 200 acres are ploughable but a large area is in gorse and scrub. The pastures are poor and the water facilities fair. The fencing is in poor to good condition but is insufficient, 210 chains of subdivisional fencing being required. When developed the property would be a good mixed farm proposition.

NOTICE is hereby given that the undermentioned town-ship sections will be offered for selection on renewable lease under the provisions of section one hundred and thirty-one of the Land Act, 1924, and that applications will be received at the District Lands and Survey Office, Nelson, up to 4 o’clock p.m. on Friday, 27th January, 1939. The ballot will be held at St. John’s Hall, Lyndhurst Street, Westport, on Thursday, 2nd February, 1939, at the conclusion of the examination of applicants which will commence at 10 o’clock a.m.

NELSON LAND DISTRICT.—KARAMEA MINING DISTRICT.
Town of Carter’s Beach.
SECTIONS 1, 3, 5, 7, 9, 11, 13, 15, 16, 19–41, 67–85, 109–111, 113, 115, and 117.
The sections are situated at Carter’s Beach, two and a half to three miles from Westport Post-office, and provide attractive building-sites. The subdivision adjoins the golf links on the east and the beach is an ideal one for bathing.
Sale posters (Nelson No. 320) giving details of the sections and of the terms and conditions of leasing may be obtained from the Commissioner of Crown Lands, Nelson.
